Overview

The Analyst fulfills a critical function by creating financial analyses, conducting relevant market research, and preparing recurring reports that inform the decision-making processes for the company's core lines of business across acquisitions and asset management. The Analyst will work collaboratively with various internal departments and external partners to carry out assignments under the direction and guidance of senior members of the Transaction team. As a member of the Transactions group, the Analyst must possess well-developed interpersonal and communication skills.

Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Acquisitions/Dispositions/Development/Financing:
  • Conducts preparatory market research and reviews market statistics with oversight and review by a senior team member. Partners cross-functionally to review information provided by other departments for accuracy.
  • Updates and/or modifies financial analyses to inform the Transactions decision-making process for core lines of business (i.e., Real Estate Acquisitions, Development, Leasing, & Financing), leveraging Excel and Argus platforms.
  • Assist with proposal and bid preparation for potential acquisitions/dispositions/financing packages
  • Prepare sensitivity analyses utilizing project metrics such as Yield-on-Cost, Cash-on-Cash, Equity Multiples, and IRR's.
  • Compiles underlying documentation of appraisals, valuations, and cash flow projections, for review by senior transactions professionals.
  • Assist in the preparation and ongoing review of operating and capital budgets for the stabilized office and residential portfolio.
  • Assist with capital planning through periodic updates to portfolio & corporate cash flow.
  • Regularly update property fact sheets for office and residential portfolio.
  • Maintains meeting minutes, and department-related processes and procedures.
  • Assist with material preparation and set-up for meetings with executives

Leasing:
  • Assist in the review of office lease proposals by calculating net effective rents and summarizing lease comparisons.
  • Prepare credit analyses for incoming commercial tenants to inform security deposits and required guarantees.
  • Create cash flow analyses evaluating existing building performance and potential new deals.
  • Calculate broker commissions.
  • Maintain commercial portfolio stacking plans.
  • Benchmark the commercial portfolio performance against the market.
  • Create, modify, and maintain Argus Models for the building's commercial portfolio.


Qualifications

Areas of Knowledge, Skills and Abilities:
  • Bachelor's Degree in Real Estate Development, Finance, or Business is strongly preferred.
  • Minimum of 1 - 3 years of relevant experience required.
  • Advanced proficiency in software applications including Microsoft Word, Excel, Outlook and PowerPoint, as well as Argus.
  • Strong understanding of real estate fundamentals and financial concepts
  • Competency in constructing and editing discounted cash flows in Excel and Argus.
  • Excellent organizational and interpersonal skills.
  • Effective oral and written communication skills and ability to translate the mathematical

Salary range: $80,000 - $100,000 annually
