Description
The Asset Management & Systems Manager plays a critical role in overseeing the Banner project delivery system, which is essential for managing all capital expenditures related to our company assets. This position ensures that projects are executed efficiently, budgets are adhered to, and that all stakeholders are informed and engaged, ultimately driving the organization's financial performance and asset value.
Job Responsibilities:
- Serve as the primary owner of the Banner project delivery system, ensuring effective implementation, utilization, and support for all capital expenditure projects to enhance operational efficiency. This includes organizing training sessions for users and providing timely support for inquiries.
- Work closely with various teams, including Operations, Finance, and Asset Management, to align project goals and strategies, fostering a collaborative environment.
- Assess properties with operational leadership to identify asset issues and opportunities for profitability, driving strategic improvements.
- Review, approve, or reject contracts and additional fund requests, ensuring compliance with company policies while negotiating favorable terms that align with organizational objectives.
- Facilitate meetings as needed to discuss project updates, challenges, and resource allocation, fostering collaboration and transparency among team members.
- Prepare and upload capital expenditure actuals to Banner, ensuring accurate tracking and reporting of project financials to support decision-making.
- Generate and distribute the Capex Executive Summary and Capex Monthly Report to senior management, highlighting key metrics and project progress.
- Review and report on capital expenditure budgets, ensuring all projects are completed within budget and on schedule, while collaborating with the Finance team for timely invoicing.
- Oversee quarterly Sox controls related to utility and Banner operations, ensuring compliance with internal and external regulations.
- Manage the preparation of annual GRESB and SASB reports, ensuring all data is accurate and submitted on time to meet regulatory requirements.

Education and Experience:
- Bachelor's degree in a relevant field.
- 7-10 years of combined experience in commercial operations and/or investment real estate, with a focus on asset management.
Knowledge, Skills, and Abilities:
- Knowledge of commercial and investment real estate, as well as real estate-centric software.
- Skills in advanced Excel and MS Office Suite, project management, and effective communication.
- Ability to work autonomously while collaborating with teams, maintain knowledge of financials and operations, and drive timely project delivery.
