About Lincoln Avenue Communities

Welcome to Lincoln Avenue Communities (LAC)! We are a dynamic and entrepreneurial real estate private equity firm that strengthens communities. As a developer, investor, and operator, we provide sustainable, high-quality homes for lower- and moderate-income individuals, seniors, and families across 29 states. With a portfolio encompassing 160+ properties and 20,000+ units, we are committed to creating lasting impacts on the lives of our residents and the communities we serve.

Position Summary

We are looking for a sharp, analytical, and proactive Associate to join our growing Strategic Portfolio Management team. This individual will be deeply involved in both the tactical and strategic oversight of our national affordable housing portfolio, with exposure to capital markets, value-add initiatives, and financial operations.

The role offers a unique opportunity to work across departments-interfacing with senior leadership, finance, development, and operations-to ensure strong financial performance, effective reporting, and long-term portfolio growth.

The position is based in New York City, with a hybrid schedule requiring at least 3 days per week in our Midtown Manhattan office.

Key Responsibilities

Asset Management & Portfolio Oversight
  • Support the monthly, quarterly, and annual reporting cycles for assigned assets and portfolios, ensuring accuracy, timeliness, and alignment with investor and internal expectations.
  • Contribute to the ongoing asset management of two specialized "non-core" portfolios, assisting in performance tracking, variance analysis, and coordination of capital expenditure (CAPEX) projects to drive NOI growth and asset value.
  • Analyze operating data, budgets, and third-party reporting to identify performance trends, risks, and opportunities across the portfolio.

Capital Transactions & Strategic Initiatives
  • Assist with various capital events, including GP and LP buyouts, refinancings, and dispositions-supporting deal execution, valuation modeling, and coordination with internal and external stakeholders.
  • Develop materials and recommendations for investment committees and senior leadership to support decision-making related to acquisitions, recapitalizations, and sales.
  • Monitor pipeline transactions and help integrate newly acquired assets into the asset management and reporting framework.

Reporting & Data Management
  • Maintain and enhance LAC's proprietary asset database, ensuring newly acquired and disposed assets are accurately tracked across internal systems.
  • Lead the development of new company-level dashboards and portfolio reporting tools, collaborating with internal teams to improve data visibility and performance measurement.
  • Collaborate with IT and Finance to automate recurring reporting tasks and optimize existing processes.

Cross-Functional Projects & Leadership Support
  • Tackle ad-hoc assignments and strategic projects that span asset management, investments, finance, and operations.
  • Interface directly with C-Suite executives to deliver high-level insights and analysis on financial performance, capital strategy, and portfolio planning.
  • Occasionally travel to attend site visits, partner meetings, or internal offsites (not a core function of the role).

Requirements

What You Bring
  • Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a related field.
  • 3-5 years of experience in real estate private equity, asset management, investment banking, or financial consulting. Affordable housing experience strongly preferred but not required.
  • Exceptional Excel skills required; experience with financial modeling, reporting automation, data visualization tools (e.g., Power BI, Tableau), and property management systems (e.g. Yardi, RealPage, MRI) is a plus.
  • Highly organized, intellectually curious, and able to juggle multiple time-sensitive projects with precision.
  • A strategic thinker with strong communication skills and the ability to convey complex financial issues clearly to senior stakeholders.
  • Driven, collaborative, and solutions-oriented mindset with a natural inclination to take ownership of tasks and outcomes.
