Compensation: $55,000 + 2% Commission

JOB DESCRIPTION

Summary/Objective
The Business Development Manager (BDM) is responsible for meeting with customers and putting together estimates and proposals that meet the needs of the customer, while making good effort to stay within the customer's budget. The BDM is also responsible for writing thorough scopes of work and preparing the project for execution. Once the project begins, the Business Development Manager will be involved in communication with the customer as it relates to project financials, schedule, and change orders.

Sales Management

1. Call leads, once vetted by the Customer Experience Specialist, to answer initial questions and schedule appropriate site visits. Document communications in BuilderTrend.

2. Meet with leads on-site to determine project scope, take notes and photos, and gather any other information necessary for creating an estimate. Document notes and photos in BuilderTrend.

3. Prepare a written scope of project to the Estimator to create an initial budget range for the project. Propose budget range to the lead to determine fit.

4. Upon approved budget range, execute an Estimating and/or Design Agreement with the customer. If appropriate, coordinate a site visit with Designer and/or Estimator.

5. Schedule customer selection visits, communicating all project needs and restrictions to the trade partner.

6. Collaborate with the Estimator to schedule a trade partner site visit in order to collect detailed bids for the project.

7. Present completed scope of work with all trade partner estimates to the VP of Construction for review.

8. Once approved by VP of Construction, present project estimate to the customer. Follow up with any questions, concerns, and make any requested adjustments to the scope of work to meet customer needs/budget.

9. Present contract and down payment invoice to the customer. Collect signature and payment.

10. Review final plans and specifications to ensure accuracy to what was sold.

Project Communication

1. Review product ordering with Estimator & Purchaser in preparation for the project

2. Meet with VP of Construction, Construction Manager, Trades, and/or Customers in a preconstruction conference to discuss scope, potential problems, and decisions made by the customers.

3. Collaborate with VP of Construction and Construction Manager on project progress. As change orders come up, this role will be responsible for determining Change Order cost and discussing options with the Homeowner.

Other Duties

1. All office staff are expected to care for overall office cleanliness. This includes but is not limited to: washing dishes, cleaning the bathroom, dusting the lobby, cleaning the lobby floor, cleanliness of the conference room, restocking the fridge, and maintaining the exterior cleanliness of the building.

2. All office staff are responsible for regularly dusting their assigned desk, emptying their trash can, and making known any supply or maintenance needs.

3. All staff are expected to participate in company events such as the Parade of Homes, Home Expo, Trade Partner Meetings, Customer Appreciation Events, etc. These events may take place outside of normal working hours, including weekends, and will be communicated with reasonable notice.

  • Supervisory Responsibility
    This position is not directly responsible for supervision of another employee; however, this position will provide collaborative direction to the Customer Experience Specialist, Construction Manager, Estimator & Purchaser, and the Design Team. Due to the collaborative relationship, this position may be asked to assist in employee reviews, performance management, and disciplinary action processes for those individuals.

    This position is responsible for managing Bartow Builder's relationship with trade partners and suppliers, but most importantly managing the customer relationship.

    Work Environment
    This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers/printers, filing cabinets, etc.

    While performing the duties of this job, the employee may be occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.

    Although this role will have the ability to complete work from home when needed, it is expected that this role be in the office or on job sites 75%+ of the time. Bartow Builders has a strong, collaborative team environment, and values time in the office setting.

    While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 15 pounds and occasionally lift and/or move up to 35 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

    Position Type/Expected Hours of Work
    This is a full-time position, and hours of work and days are generally Monday through Friday, 6:30 a.m. to 4:30 p.m. It is expected that this role is approximately 45-hours per week. Occasional evening and weekend work may be required as job duties and customer schedules demand, but the intent is to avoid working nights and weekends.

    There are occasional special events such as the Parade of Homes or Home Expo, in which additional working hours at the event will be expected.

    Travel
    Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected. See mileage notes under "Other Benefits" below.

    Education and Experience
  • High school diploma or equivalent required. Additional training recommended.

    Compensation

    This position will receive a base salary ($55,000.00)+ commission. Commission is 1% of the contract price is paid at the time of successful contract, and 1% of sale paid at the time punch list is completed and final customer payment is received. It is intended that this position will sell $2-3M worth of remodeling and $1-2M worth of new homes per year. The compensation package is expected to value $100,000-150,000/year.

    Other Benefits

    This position will receive a company-provided phone. Company-provided phone is property of Bartow Builders and can be collected at any time.

    This position will be reimbursed for mileage at the current IRS rate. Mileage will be logged for reimbursement using a mobile app.

    Salaried employees receive the benefit of casual office attire. Clean jeans in good condition (no holes, stains, or visible wear) are acceptable. Bartow Builders provides embroidered button-up shirts/blouses, or other professional tops can be worn. Other components of appearance should be clean and tidy.

    Paid Time Off: Salaried positions do not have a set number of PTO days at Bartow Builders, although PTO will be capped at 120 hours for the first year of employment. After the first year, your time off is at your discretion and it is assumed that you will be professional about the days and times that you take off. A time off request must still be submitted and approval may be contingent upon if others in the office already have scheduled time off. Planning ahead almost always allows for time off. There is a checklist of items that must be completed prior to time off, such as notifying customers/trades and setting an out-of-office voicemail and email message.
