The Chief Engineer is responsible for continuous peak performance of building operations. The Chief Engineer leads a team of engineers who deliver service to tenants, maintain systems and equipment, oversee contract services, and support the work of other departments.
The successful chief engineer models leadership by example and the ability to influence others by communicating clearly and effectively. The most outstanding chief engineers are distinguished by the extent to which their actions preserve the value and useful life of building systems and equipment, as well as a safe and comfortable environment for tenants.
Demands of the job may sometimes require work outside normal business hours.

MINIMUM QUALIFICATIONS REQUIRED:
Education and Experience:
- A minimum of a high school diploma or GED. An Associate or Bachelor's degree is advantageous.
- A degree from an accredited trade school in HVAC, electronics, or other industry-related trade is advantageous. Completion of trade-related technical training in the US Armed Forces is equivalent to a trade school degree.
- A universal CFC license is required.
- The BOMA SMA/SMT or N.A.P.E. designation is preferred.
- At least five years' experience in one or more supervisory or leadership positions.
- At least eight years' experience in the maintenance of a commercial property or facility, or an equivalent combination of education, training, and experience that provides the attributes necessary to successfully perform the Chief Engineer job.
ESSENTIAL JOB FUNCTIONS:
- Allocate engineering team workload and schedule work. Acknowledge and reward good work. Maintain good morale for Engineering Team and resolve any disputes quickly and efficiently.
- Develop and implement routines for operation of building equipment and systems in support of property crisis preparedness and emergency action plans.
- Maximize team and individual productivity.
- Conduct periodic training in safety and engineering topics.
- Oversee work order fulfillment to ensure service is prompt, responsive, and properly documented; and that complaints are effectively resolved.
- Oversee and participate in property inspections.
- Oversee work and implement controls to ensure effective contractor performance, safety, compliance with contract terms, and containment of any adverse impact on operations.
- Execute preventive maintenance program to keep systems and equipment in good repair and prolong their useful life.
- Administer company environmental policy and procedures.
- Assist the property manager in development and management of property Operations and Maintenance (O&M) plans.
- Project capital improvement needs.
- Minimize risk of exposure to liability by actively enforcing compliance with guidelines, regulations, and policies. Identify and deal with safety hazards.
- Manage the property's consumption of utilities.
- Advise and assist in development of the operating budget and budgets for capital improvements.
- Be vigilant and take proactive measures to prevent avoidable variances.
- Review financial reports. Prepare forecasts and variance reports. Familiararity with entity driven budgets and accounting software a plus.
- Support Construction Team for buildouts with drawing reviews, coordination of work to life safety and electrical/mechanical/plumbing systems. Manage construction projects under 250K.
- Fulfill other job-related duties as assigned.

- Knowledgeable in the safe and proper use of ladders, lifts, hand tools, multi-meter amp probe, anemometer (airflow meter and hood), pressure gauges, drain auger, safety goggles, ear protection, and fire extinguisher.
- Advanced-level knowledge in mechanical, electrical, and plumbing systems. Experience in the operation of chillers, generators, switchgear, pumps, and air handling units preferred.
- Advanced-level knowledge in fire and life safety systems.
- Proficiency in use of computer applications, including Microsoft Excel, Word, and Outlook.
