The primary role of the Construction Manager is to work with in-house and field personnel to provide overall project performance including schedule, costs, quality, stakeholder satisfaction and the integrity of the design are maintained. BUDGET
- Achieve the project budget and meet or exceed target net margin
SCHEDULE
- Meet or beat the project milestones and schedule
- Prepares detailed construction schedules, tracks on a weekly basis and presents a Monthly Report
QUALITY
- Deliver scope while meeting or exceeding Design's and Client's quality, fit and finish expectations
LEADERSHIP
- Has the key responsibility to coach, motivate and facilitate with project team superintendents, estimating and subcontractors/suppliers to achieve project budget, scope and schedule
SAFETY
- Observes that Work Safe Practices are being followed and report any infractions in order to ensure safety of employees, sub-trades and community
PROJECT ADMINISTRATION
- Lead the bid process and be accountable for the bid
- Implement and monitor Omicron's Construction Management Process, in accordance with Omicron's CM Manual and Governance Policy
- Ensures all contractual issues and deficiencies are resolved within 30 days from tenant/client occupancy
PROJECT ACCOUNTING
- Prepare monthly billings and progress claims
- Analyze, interpret and execute action on Management Control Reports and cost forecasts
CLIENT MANAGEMENT
- Ensures client satisfaction
- Identifies suitable service offerings and recommendations for clients - knows client business issues
- Provide client reporting in alignment with Omicron's and the client's requirements
WHAT YOU'LL BRING
Knowledge and Skills
TECHNICAL
- Excellent capability within Outlook, MSWord and Excel
- Competent in Estimating and Take-off, MS Project to track, plan and coordinate the project
- Knowledge of Provincial Building Codes, Building envelope, Health and Safety Regulations and Contract Law
- Proficient in Timberline Project Management, Contract Control and Change Management
- Excellent critical thinking and problem solving
- Effective client management (e.g. explain reasoning for contract changes)
- Able to build and maintain professional relationships internally and externally
- Maintains a positive image of the project and the site to the general public
- Professional and timely communication to internal team members and external stakeholders
- Driven, future-focused, sense of urgency
- Comfortable providing and receiving feedback
- Delivers on promises made internally and externally
PROJECT MANAGEMENT
- Collaborative approach to leading project teams
- Capable of managing a variety of projects simultaneously
- Knowledgeable about design and construction processes
- Ability to lead, coach and motivate project team members; delegates effectively
- Focused on solutions
- Understanding of project financial management
OTHER
- Perform other duties as required
EXPERIENCE
- 5 to 10 years' experience with a design-builder, general contractor, sub-contractor and/or owner's representative
- Has worked in a multi-disciplinary environment
- Has worked on site as a Project Coordinator or Site Superintendent for the term of one project
EDUCATION
- Degree in Engineering, Project Management or Architecture
- Working toward or has a designation in Engineering, Project Management or Architecture
- Gold Seal Intern or Gold Seal Certified
- PQS designation, a trade certification or a business degree considered an asset
SPECIAL CONDITIONS
- Frequent local travel to job sites and travel to out of town sites required as necessary
