POSITION(S): Construction Manager
REPORTS TO: Director of Construction / Director of Projects
GENERAL ACCOUNTABILITIES:
The Construction Manager shall ensure that all the work is being performed in accordance with the Contract
and the approved project drawings and specifications. These duties include ownership of the construction
plan and schedule and timely processing of submittals and other required documents. The Construction
Manager will support the Site Safety Manager in ensuring that all safety protocols are followed and adhered
to during construction.
SPECIFIC ACCOUNTABILITIES:
Coordinate construction activities including shutdowns, sequencing, safety and environmental
issues with all Stake Holders.
Manage the cost and time impact of scope changes including unforeseen field conditions,
engineering scope changes or client requests.
Ensure that all permits, insurances and performance bonds have been filed and obtained prior to
the start of construction.
Ensure that environmental and safety practices are being adhered to by the contractor.
Chair project meetings with contractor, client and design professionals.
Prepare and maintain construction inspection punch list for progress reports through final
inspection and acceptance to assure that all work is performed in accordance with the
construction documents, as well as all Federal, State, and Local code and requirements.
Track and review Requests For Information (RFIs) created by the contractor and follow-up with the
responsible party to ensure RFIs are responded to in a timely manner.
Verify and provide cost estimate of the initial construction costs and all directed Change Orders to
ensure the contractor costs are fair and reasonable.
Develop Requests For Proposal (RFPs).
Review contractor's progress and compare against the approved schedule, identify deviations,
potential cause and recovery efforts.
Track submission of documents and verify the Contractor is assembling all necessary
documentation for the project as required by the contract documents.
Provide minutes of all meetings chaired in addition to providing weekly written reports and
photographs of the construction progress including identification of outstanding issues that
potentially may impact the project.
Manage expeditors and commissioning agent activities.
Manage Asbestos Abatement Contractors to ensure compliance with Federal, State and City
regulations.
Manage the complete bid cycle including RFP, site visits, bid leveling, award recommendation and
preparation of the contract.
Conduct constructability review of design documents and provide comments.

SKILLS & KNOWLEDGE:
5-15 years of experience providing construction management or related services.
Proficient in the use of technology, Word, Excel, Power point, Scheduling Software, Electronic Project
Management, etc.
Working knowledge of P6 scheduling software and CPM scheduling best practices.
EDUCATION:
Bachelor's degree in engineering, Construction Management or have equivalent experience deemed
acceptable by the Senior Vice President.
REQUIRED TRAINING:
1. OSHA 10, OSHA 30
