The Construction Project Manager oversees a variety of real estate projects across Gold's Gym. The position is based in Dallas, TX; however, the role will work with internal and external stakeholders, leading the team through planning, design, and construction. The Construction Project Manager will report into our Vice President of Architecture and Construction in Los Angeles.

Key Responsibilities:
Guide assigned real estate projects through planning, design, permitting, construction, occupancy, and grand opening.
Establish, track, and maintain realistic project budgets and schedules.
Orchestrate communication between internal and external team members, including designers, architects, engineers, general contractors, manufacturers, and vendors.
Collaborate with in-house design, marketing, and operations team to clearly define project goals, requirements, and vision.
Review all design and construction documents including drawings, specifications, RFI responses, submittals, and shop drawings to ensure design and operations compliance.
Conduct regular site visits to ensure conformance with contract documents, quality expectations, and project schedule.
Memorialize project evolution and milestones, regular meeting agendas, meeting notes, and memorandums.
Resolves complex construction project-related issues, disputes, and disagreements.
Manages and executes the design and construction of 2 to 3 projects simultaneously, ranging in construction value and complexity from $2M to $5M each.
Travels to project sites as assigned. Projects will be located all over the country and may require multiple days per visit.
Ability to value engineer the project/materials with Gold's Design Team, the General Contract and other vendors.
Ability to travel to various fitness clubs, nation-wide, and support centers as needed. This could include extended overnight stays when needed for Gym openings.
Ability to manage small project in-house, if small enough a General Contractor is not necessary to coordinate trades.
All other duties as assigned.
Minimum of 5 years in management of multiple design and construction projects. Experience with fitness, hospitality, or retail construction projects preferred.
Bachelor's Degree in Architecture or Construction Management is preferred.
Must have experience with building Tenant Improvement.
Experience with construction estimating is preferred.
Architectural experience to direct the Design Team is preferred.
Must be a problem solver who is able to navigate new projects and assignments. Must be able to manage multiple tasks and have exceptional follow-up skills.
Ability to review and direct the designers to produce meticulous Construction Document Sets.
Ability to read, understand, and comment on civil, structural, and MEP drawings.
Must have proficiency in MS Office Suite and Bluebeam. AutoCAD is preferred.
Must be proactive and possess strong organization and prioritization skills. Must have a high attention to detail and ability to manage multiple projects and priorities.
Must have exceptional time-management skills and be able to execute tasks and responsibilities in an ever-changing environment.
Must be flexible and reliable team player internally and externally.
Must be able to think creatively and innovatively.
