we are seeking a Credit & Financial Strategy Analyst who will be responsible for supporting Tanger's risk management initiatives to evaluate and ensure the financial health of our tenant portfolio. This position will report directly to the Director of Financial Strategy & Analytics with geographic flexibility to work remotely offered by Tanger's hub-and-spoke approach to a modern Teams-driven workplace.
About the Role:
As the Credit & Financial Strategy analyst, you will be responsible for conducting credit analysis, reviews and write-ups for all potential new leases, lease modifications and renewals. You will also monitor macro level tenant trends to better inform the organization on the potential financial risks associated with our tenant base.

Hiring Range Disclaimer
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range:$75,600 - $114,950 per year

How you will contribute to what we do:
Tenant Review Responsibilities
- Conduct a thorough analysis of business and personal financial statements to discover, document, and flag the overall financial risk and exposure of tenant lease terms & deals
- Review and interpret tenant financial statements, income statements, balance sheets, cash flow statements, financial ratios, and performance metrics to evaluate a business's financial health and stability
- Build a business financial spreading template to accurately and concisely determine if the liquidity, leverage, and equity positions are sufficient to support the proposed lease terms
- Evaluate personal (including trusts) credit applications, reports, tax returns, and personal financial statements to assess the creditworthiness
- Produce an objective, clear, and concise credit write-up for all new tenants, potential rent reliefs, renewals, defaulting tenants, etc.
- Build, development, enhance, maintain, and adhere to all credit policies, procedures, and scoring models to standardize output and quantify credit risk
- Manage all of the Letters of Credit to ensure all are lease compliant
- Tenant Allowance review and sign off on payouts to confirm all AR is current and tenant is financially stability
Portfolio and Macroeconomic Analysis Responsibilities:
- Research and promptly inform internal parties whenever sales, creditworthiness, and/or financial guidance for key retailers has materially changed
- Build, automate, and maintain a comprehensive quarterly portfolio review of the top tenants within the portfolio
- Partner with Technology to ensure all relevant Credit and Finance datasets are Warehoused and are utilized to streamline processes
- Automate a significant portion of the credit process with an API of the public financial statements and other key metrics to proactively flag at-risk tenants for the watchlist
- Build models (mathematical and statistical) standalone and comparative of tenant credit, portfolio, industry, and overall economic information that predict trends, patterns, and possibility of lease default and/or performance by tenant category
- Own, manage, report, and lead the watchlist on a monthly and quarterly basis
- Identify and address deteriorating credit risk and recommend strategies for portfolio improvement
- Consider and incorporate the macroeconomic factors, news, and key trends potentially impacting the real estate and retail/consumer sectors
- Monitor and report on key tenant, competitor, and industry business trends and channels (quarterly and annual filings, actions, leadership changes, news, etc.) on a quarterly basis
- Research financial topics and present accessible reports on that research to colleagues with differing areas of expertise
- Track and incorporate the macroeconomic factors, news, legislation and key trends that are potentially impacting the real estate and retail sectors
- Track legislation and government policies changes that impact the business
About You:
- You have a Bachelor's degree in Business, Economics, Statistics, Finance, Accounting or related field and five (5) plus years of relevant experience.
- You are proficient in MS Office (Excel, PowerPoint, PowerBI, and Word).
- You have strong analytical and quantitative skills to assess financial data and credit risk and you are familiar with interpreting financial statements and financial ratios.
- You possess strong knowledge of credit scoring models and credit risk assessment techniques.
- You are familiar with credit reporting agencies, credit reports, and credit analysis tools.
- You are detail oriented and have strong communication and time management skills
- You can work independently, make sound decisions, and manage competing deadlines in a fast-paced work environment.
- You are comfortable with high-stakes decision making.
