SUMMARY:
The Development Manager is responsible for overseeing and managing the development of construction projects from inception through completion. This role involves coordinating with internal teams, external contractors, and stakeholders to ensure that construction projects meet budget, schedule, and quality objectives. The Development Manager will oversee project feasibility studies, planning, permitting, design, and construction phases, ensuring all phases are executed efficiently and in alignment with company goals.

The Development Manager is responsible for overseeing and managing the development of construction projects from inception through completion. This role involves coordinating with internal teams, external contractors, and stakeholders to ensure that construction projects meet budget, schedule, and quality objectives. The Development Manager will oversee project feasibility studies, planning, permitting, design, and construction phases, ensuring all phases are executed efficiently and in alignment with company goals.
RESPONSIBILITIES:
- Manage all phases of construction development, including site acquisition, project planning, design, permitting, and construction.
- Lead and oversee the development team, including architects, engineers, contractors, and subcontractors.
- Collaborate with internal departments and external consultants to ensure projects are aligned with organizational goals and comply with local regulations.
- Develop and manage project schedules, budgets, and resources to ensure successful project delivery.
- Oversee the preparation and submission of necessary permits and approvals from local government agencies.
- Ensure projects are executed with attention to detail, adhering to safety standards, regulations, and quality control guidelines.
- Manage and resolve any issues that arise during the construction process, including budget overruns, delays, and unforeseen complications.
- Monitor and report project progress to senior management, providing updates on budget, timeline, and risk mitigation strategies.
- Negotiate contracts with vendors, contractors, and other external parties to ensure favorable terms for the organization.
- Conduct regular site visits to monitor progress and resolve any on-site issues.
- Oversee the final inspection and approval process, ensuring all work is completed to the required standards before project handover.
QUALIFICATIONS:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- 5+ years of experience in construction project management, with a focus on development and project delivery.
- Proven experience in managing large-scale construction projects from start to finish.
- Strong understanding of construction processes, safety regulations, budgeting, and contract management.
- Experience with project management software (e.g., Procore, Buildertrend, or similar) and tools for scheduling and cost management.
- Excellent leadership and team management skills, with the ability to work effectively with a variety of stakeholders.
- Strong communication skills, both written and verbal, with the ability to present project updates and resolve issues effectively.
- Knowledge of local building codes, zoning laws, and construction regulations.
- Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
- Strong problem-solving skills and the ability to make decisions on complex issues.
- Certification in Project Management (e.g., PMP) or other relevant certifications is a plus.
