We are seeking an experienced Director, Land Development to join our newly established Central Georgia Division. To develop and monitor development progress of acquired land for the division and ensure communities are delivered on budget and schedule.

Responsibilities:
- Ensure that lots are bought on time within budget and to company standards
- Coordinate amenity requirements and entrance construction
- Monitor development activities and terms of purchase contract of outside lot developers
- Work jointly with Area Construction Managers to ensure lots meet specifications
- Handle and resolve Construction Manager concerns related to relevant lots
- Generate and update land development budget with Division leadership.
- Monitor lot development process for quality and timeliness
- Coordinate with Land Acquisition Manager regarding requested deal terms and preliminary budgets
- Prepare lot listing/fence/lot fit plan with Construction Manager
- Consult with Engineer or private developer to complete lot design and site plan
- Inspect finished lots for completion and turn over to Production
- Complete lot design and site plan
- Work with consultants to ensure accuracy of lot fit matrix
- Inspect phase for completion and coordinate resolution
- Monitor lot development progress
- Complete lot acceptance check list prior to closing on lots
Qualifications/Experience:
- Bachelor's degree in Civil Engineering, Land Management, Business Management or related field.
- 5+ years previous land development experience.
- Working knowledge of residential construction or similar industry
- Well developed network of land development related trades.
- Strong understanding of land development process and related disciplines, such as planning and engineering.
- Understanding of development type construction, including clearing, grading, pipe installation (sewer, storm and water), curb and paving and erosion control.
- Excellent organizational and time management skills with the ability to meet deadlines and keep projects on track.
- Proficiency with Microsoft Office.
