QUALIFICATIONS:
- A minimum of five years of experience in construction management or facility management with emphasize in building management.
- A minimum of five years of supervisory experience.
- Minimum of a Bachelors degree at an accredited institution majoring in Construction Management or Facility Management.
- Highly collaborative, detail oriented, articulate, and able to build strong relationships with all levels of staff and external audiences.
- Experience with project management/work order systems, managing multiple trades, and ability to effectively manage and measure workflow and quality.
- Strong planning, analytical, problem-solving, and decision-making abilities required.
- Strong interpersonal communications and organizational skills required.
- Expert knowledge of understanding construction drawings and specifications.
- Proficient in construction means and methods.
- Expert knowledge of construction contracts and scopes of work.
- Computer literate with strong skills in MS Office, Bluebeam, Scheduling Systems, Building Automation Systems, and CAD systems.
PERFORMANCE RESPONSIBILITIES:
Department Leadership:
- To plan, direct and manage all physical operations of the school district.
- To ensure comprehensive and fully integrated efforts, focused on annual and strategic goals.
- Management of capital construction projects and major renovations, systematic maintenance and improvement of all buildings, grounds, infrastructure, and facilities.
- Develop and execute short- and long-range objectives as well as comprehensive cost control systems, monitor application of resources, project and service evaluation.
Personnel Management:
- Coordinates and supervises the maintenance, grounds and custodial work of the District schools and related facilities.
- Responsible for department personnel selection and efficiency management within established personnel policies and budgetary resources.
- Recruits, screens, recommends for hiring, assigns, and supervises all grounds and maintenance staff workers.
- Establishes a training program for all staff members of the Department.
- Supervises and evaluates all maintenance personnel.
- Recommends the hiring of contractors to perform maintenance and/or repair services.
- Monitors the work of the custodians and communicates expectations.
Purchasing and Budget Management:
- Manages division budget and oversees capital construction program including; concept development, detailed design, budget development and cost estimating, construction specifications and inspection, coordination of bid process, cost and project management, and quality control.
- Monitors and manages any identified or potential Life/Safety Work for the District.
- Obtains bids and makes recommendations for the purchase of supplies and services necessary for the operation of the district.
- Estimates cost of repair projects in terms of labor, materials, and overhead. Performs cost analysis for repair vs. replacement.
Project, Maintenance and Repair Management:
- Managing preventive and routine maintenance through the use of work planning with district software application.
- Maintains the physical school facilities in a condition of operating excellence, cleanliness, and safety.
- Establishes and administers schedules and procedures for the regular ongoing maintenance care of all district schools and office facilities.
- Inspects and maintains fire alarm systems, fire extinguishers and security systems on a regularly scheduled basis.
- Establishes and recommends priorities on repair projects in consultation with the Assistant Superintendent for Business.
- Supervises the maintenance and repair of all District owned vehicles and equipment
- Works with the Assistant Superintendent for Business in establishing, recommending, and controlling the budget for operations and building purposes.
- Maintains schedule of work for each individual building, distributes necessary supplies, and inspects each building regularly.
- All other tasks to support a successful and safe environment for all staff and students.
