THE ROLE: You're the Powerhouse Behind the Growth
We need a master of the hustle-someone who eats negotiations for breakfast, builds partnerships before
lunch, and seals multi-million dollar deals by dinner. As the Director of Business Development, you will be the
driving force behind our aggressive expansion in modular housing. This role is responsible for identifying,
developing, and managing relationships with developers, government agencies, non-profits, and private sector
clients to expand the adoption of modular construction. The ideal candidate will have a proven track record in
business development, sales, and strategic partnerships within the real estate, construction, or modular housing industry.

A RADICALLY INNOVATIVE APPROACH TO AFFORDABLE HOUSING
Model/Z is a groundbreaking initiative by SoLa Impact aimed at addressing the affordable housing crisis in Los Angeles and beyond. Operating as a standalone entity, Model/Z will manufacture hundreds, and eventually thousands, of modular residential housing units designed to provide affordable, sustainable housing options to low-income communities. The factory, located in South Los Angeles, creates significant local employment opportunities, produces affordable homes at scale, and works in partnership with municipalities, non-profits, and third-party developers. With an ambitious vision to dramatically increase affordable housing supply in California, Model/Z integrates housing, education, and economic development to create sustainable impact. This project represents a transformative model for affordable housing and is poised for regional replication, with long-term plans to address homelessness and housing insecurity in urban cities.

ESSENTIAL DUTIES
Business Development & Sales
- Develop and execute a comprehensive business development strategy to secure new clients and revenue opportunities for Model/Z's modular construction solutions
- Lead sales efforts from prospecting to closing, including preparing proposals, delivering presentations, and negotiating contracts
Strategic Partnerships & Industry Engagement
- Develop partnerships and foster relationships with investors and other key stakeholders, including funding sources, policymakers, and trade associations, to advance the growth of modular construction
- Provide thought leadership on the benefits and scalability of modular housing in industry forums and public speaking engagements
Client & Project Coordination
- Collaborate with internal teams, including design, construction, and operations, to ensure seamless client onboarding and project execution
- Coordinate with architects, engineers, and construction managers to ensure feasibility and efficiency of proposed modular solutions
Market & Competitive Analysis
- Stay informed on trends, competitive landscape, and regulatory policies impacting modular housing and affordable housing initiatives
- Monitor and analyze competitor activity to refine business strategies and maintain a competitive edge
Marketing & Proposal Development
- Oversee the proposal development process, ensuring timely and high-quality submissions for RFPs and client solicitations
- Develop case studies and white papers showcasing successful modular housing projects to attract potential clients
Financial & Contract Management
- Manage contract negotiations, ensuring alignment with company objectives and long-term partnerships
- Identify and secure strategic funding opportunities, including grants, subsidies, and public-private partnerships
Requirements
- Bachelor's degree in Business, Real Estate, Construction Management, or a related field (MBA preferred)
- 7+ years of experience in business development, sales, or strategic partnerships within the real estate, construction, modular housing, or affordable housing sectors
- Industry Expertise: Deep knowledge of modular construction, affordable housing, real estate development, and regulatory landscapes. Strong existing network and relationships with developers, municipalities, and housing agencies
- Sales & Business Development Mastery: Track record of driving revenue growth, identifying market opportunities, and expanding industry presence
- Project & Process Optimization: Experience in streamlining business development operations to maximize efficiency and scalability
- Advanced Negotiation Skills: Proven ability to structure and close high-value deals, including public-private partnerships and large-scale contracts
- Financial Acumen: Expertise in financial modeling, budget analysis, and investment evaluation for modular housing projects
- Cross-Functional Collaboration: Skilled in working with internal teams across design, construction, marketing, and finance to ensure project success
- Regulatory & Compliance Knowledge: Understanding of zoning laws, permitting processes, and housing policies impacting modular construction
- Excellent communication and presentation skills, with the ability to articulate the benefits of modular housing solutions
- Entrepreneurial mindset with a passion for innovation and solving housing challenges
