POSITION PURPOSE:

The Maintenance Manager assists in maintaining the 3 Marriott Hotels (Aloft Courtyard, and Residence Inn), including physical building structure, all mechanical, electrical, HVAC systems and related equipment in accordance with energy conservation and preventive maintenance programs. Ensure the upkeep of guest areas to maintain an attractive hotel.

ESSENTIAL FUNCTIONS:
  • Controlling and administrating programs involving electrical, mechanical, general construction, repair maintenance of existing facilities and equipment, and plant utilities (i.e. gas, electric, air conditioning systems and water).
  • Assign and verify completion of routine preventative and restorative maintenance of the physical structure of the hotel, all mechanical, electrical, HVAC systems and any other related equipment which contributes to the safe and effective operations of the facility. Visually inspect quality of work and direct staff and outside contractors in tasks according to performance and productivity standards.
  • Training and development for all team members in the 3 Marriott Branded Hotels.
  • Support the Work Order Program throughout the hotel. Learn and utilize all essential functions of Work Order Program from accepting, starting, stopping if needed, adding notes, adding pictures, completing, etc. on all Service Orders and PM orders. Give all Emergencies & Guest Occupied rooms the highest priority. Check work orders daily to follow up on any that needed parts or any that may be left from the previous day. Perform repair work given on all service orders and PM Orders and ensure all work is completed in a timely manner.
  • Maintains effective Energy Management and Preventive Maintenance programs, conducting special training for other operation departments on the safe and efficient use of equipment and energy in the hotel.
  • Take on responsibility of completing any special projects
  • Perform grounds keeping tasks such as emptying outside cans, keeping parking lot and sidewalk clean and free of litter, snow removal, etc.
  • Conduct departmental meetings with Team Members.

  • SUPPORTIVE FUNCTIONS:

    In addition to performance of the essential functions, this position may be required to perform a combination of supportive functions, with the percentage of time performing each function to be solely determined by the General Manger, and Assistant Chief Engineer based upon the particular requirements of the hotel.

    OTHER:

    Regular attendance in conformance with the standards, which may be established by the hotel from time to time, is essential to the successful performance of this position. Team Members with irregular attendance will be subject to disciplinary action, up to and including termination of employment.

    Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel.

    Upon employment, all Team Members are required to fully comply with hotel rules and regulations for safe and efficient operation of hotel facilities. Team Members who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment

    SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY:

    The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions for the job, with or without reasonable accommodation, using some other combination of skills and abilities.
    • Possess considerable knowledge of electrical and mechanical systems with the ability to analyze their design intent and performance.
    • Possess considerable knowledge of construction and building systems.
    • Possess considerable knowledge of the carpentry, painting, commercial heating and air conditioning, plumbing and electrical disciplines.
    • Familiar with work and limitations of various crafts, particularly licensed workers who are employed in building maintenance.
    • Possess considerable knowledge and skill with both hand operated and electrical equipment and the ability to instruct subordinates in the proper and safe usage of said equipment.
    • Ability to supervise, coordinate and motivate the activities of the department staff.
    • Ability to apply technical knowledge of federal and state regulations to practical situations within the hospitality industry.
    • Ability to react quickly/decisively to changes in the Engineering Department and hotel.
    • Ability to perform duties in a confined space and in an awkward position.
    • Ability to climb stairs, ladders or use of a man lift to work at heights up to 30 feet, often reaching over head.
    • Ability to concentrate in high pressure, possibly dangerous area.
    • Ability to communicate telephonically, face to face and over a hand held two way radio.
    • Ability to hear a change in pitch of high speed mechanical equipment.
    • Ability to analyze trends in Guest Service scores, safety reports, turnover and help set applicable policies.
    • Visual ability to read manufacturer's instructions, correspondence, schematics, blueprints, etc. Visual ability to determine wire colors for safe repair and detect emergency situations.
    • Ability to write and speak English, to comprehend and communicate instructions to both the hotel and it's clients.
    • Ability to grasp, lift and/or carry or otherwise move goods weighing a minimum of 75 lbs.
    • Ability to remain calm in emergency situations and to effectively deal with the internal and external guests, some of whom require patience, tact and diplomacy to defuse anger, collect accurate information and solve guest concerns.
    • Ability to develop and train subordinates and accomplish goals in a timely manner.
    • Ability to work under time constraints and deadlines, must be productive in quantity and quality of work.
    • Ability to delegate effectively.
    • Ability to translate technical information or problems into layman's terms.
    • Ability to use finger/hand movements for extended periods of time. Finger and hand dexterity to manipulate switches, writing instruments, a computer keyboard, etc.
    • Knowledge of GXP system.
    • Knowledge and proper usage of Lock Out/ Tag Out training.
    • Protect employer's privacy and data; keep passwords safe.

    QUALIFICATION STANDARDS:

    Education: High School degree or equivalent. Apprenticeship and/or advanced training program for operating engineers recognized by the industry. Any other combination of education, training, and experience that provides the necessary knowledge, skills, and abilities to perform the job requirements. Four year college degree in Civil, Electrical or similar discipline preferred.

    Experience: Minimum of five to ten years combination of in school and hands on work experience in commercial buildings with complex electrical systems.

    Licenses or Certificates: No licenses required for this position. Electrical License, Refrigeration License, Fire Safety License and Certificates. Professional Engineering License preferred. CPO preferred

    Grooming: All Team Members must maintain a neat, clean and well groomed appearance per the Olshan Properties Team Member Handbook.

    Other: Additional Language ability preferred.
