Position Description: This role is tasked with overseeing and managing the division's land business, which includes acquisitions, planning, design, entitlement, and development. It requires maintaining strong communication with relevant public agencies, utility providers, internal teams, and staff.

Key Responsibilities:
  • Directs the land development operations, sets strategic objectives, and designs methods to meet Company targets.
  • Formulates annual budgets and schedules for the Land department.
  • Leads and manages the department's functions, policies, and procedures.
  • Builds, develops, and oversees a land development manager, providing expertise and guidance.
  • Ensures alignment of business plans with organizational goals.
  • Cultivates and maintains professional relationships with state, county, and city inspectors and officials to enhance site development efficiency.
  • Takes sole responsibility for land preparation for lot subdivision, including consulting with engineers, soliciting, analyzing, and awarding bids, managing land grading, and overseeing street, curb, and gutter installation. Controls costs and reviews contracts.
  • Prepares bid analysis, negotiates land development contracts for the division.
  • Inspects development sites to ensure compliance with plans and schedules and generates monthly reports.
  • Manages development expenses, ensuring adherence to budget limits.
  • Assists with bond applications and permits and follows up on bond reductions.
  • Reviews engineering drawings with a focus on cost reduction.
  • Coordinates resolution of land development issues impacting home construction, such as structural pads, paving, sediment control, and lot balance.
  • Addresses and resolves development issues when a community project is completed.
  • Monitors and maintains the appearance of subdivisions.


Minimum Qualifications:
  • Bachelor's Degree in a related field and at least 7 years of experience in the homebuilding industry with a focus on Land & Entitlement, or a comparable combination of education and experience.
  • Exposure to residential homebuilding or land development environments required.
  • Capability to plan effectively over short (1-2 years) and long-term (5 years) periods.
  • Strong problem-solving skills at both strategic and operational levels.
  • Proficiency in various computer software applications, including word processing and spreadsheets (MSWord, Excel).
  • Expertise in land negotiation and contract management.
  • Understanding of market trends, pricing, growth, and supply.
  • Familiarity with local, county, state, and federal regulations.
  • Broad experience with blueprints and specifications, and general knowledge of homebuilding financials and systems.
  • Skill in organizing and managing multiple priorities.
  • Ability to evaluate team structures and plans for continuous improvement and individual growth.
  • Proven ability to lead teams and achieve results through others.
  • High interpersonal skills necessary for handling sensitive and confidential matters.
