About the Position
The Director of Preconstruction will play a key leadership role in overseeing the preconstruction process, including conceptual estimating, cost analysis, value engineering, and managing a team of estimators. The ideal candidate will be responsible for driving the preconstruction phase of projects, from initial concept to final budget, while also managing a team to ensure that all estimates are accurate and timely.
Key Responsibilities:
- Lead and manage the preconstruction department, including a team of estimators.
- Oversee conceptual estimating and budgeting for projects ranging from $3M to $25M.
- Collaborate with project managers, architects, engineers, and clients to develop project scopes, timelines, and cost estimates.
- Provide strategic guidance on cost-effective construction methods and value engineering.
- Ensure that all preconstruction processes are aligned with the company's standards and client expectations.
- Review and analyze bid packages, subcontractor proposals, and material costs.
- Develop and maintain strong relationships with clients, subcontractors, and vendors to ensure project success.
- Participate in client meetings, project presentations, and design-build efforts.
- Drive innovation and continuous improvement within the preconstruction department.
- Experience: At least 10 years of experience in preconstruction or estimating in commercial construction, with a strong background in projects ranging from $3M to $25M.
- Leadership: Proven experience managing and developing a team of estimators.
- Technical Expertise: Ability to perform conceptual estimating, budget development, and value engineering for general commercial and design-build projects.
- Industry Knowledge: Deep understanding of the commercial construction process, including project design, bidding, and execution.
- Skills: Strong communication, leadership, and problem-solving skills. Proficient in estimating software and Microsoft Office.
- Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field; relevant certifications (e.g., CCM, LEED) are a plus.
- Results-Oriented: Ability to drive success and deliver high-quality estimates within deadlines and budget constraints.
- Competitive Salary: $180k - $200k base, commensurate with experience.
