When you lead the Real Estate Development Team at Hacienda CDC, you lead a team that is passionate about coming together to develop creative solutions and lending each other a helping hand. Your primary tasks will include taking the lead role in shaping, guiding, and implementing the strategic direction of the RED program, managing key relationships and partnerships with a variety of stakeholders, overseeing the real estate development process, and more.
The ideal candidate will take pride in successfully leading a team to achieve ambitious organizational goals. They will be willing to roll up their sleeves, dive into and develop operating proformas from scratch, and conduct feasibility analyses when needed. They will have expert knowledge about all aspects of affordable housing development, including compliance and regulatory requirements and financing tools such as LIHTC. This position's primary responsibilities include:
- Collaborate with the executive team to shape, guide, and implement the strategic direction of the Real Estate Development program.
- Network and manage key relationships and partnerships with funders, co-developers, regulatory agencies, external stakeholders, housing experts, and political and community leaders.
- Mentor and lead a team of three Real Estate Development Project Managers, including full supervisory duties such as training, performance management, coaching, corrective action, goal setting, etc.
- Oversee the work of the RED Project Managers and real estate development process, including identifying sites, evaluating feasibility, securing financing, and more.
- Coordinate projects internally with departments such as Resident Services, Asset Management, Operations, and Finance.
- Serve on the Hacienda Leadership Team, contributing to the overall leadership of the organization.
- Develop and implement a balanced annual and long-term departmental budget.
- Build and manage full proformas and conduct feasibility analyses as needed.
- Fill in as a project manager as needed.
Our ideal candidate must have:
- A minimum of eight years of professional experience in real estate development, underwriting, affordable housing development, LIHTC (4% and 9%), construction management, or related fields.
- At least a bachelor's degree in Business Administration, Real Estate, Construction Management, Architecture, or a related field.
- A minimum of two years of supervisory experience is required.
- Deep expertise in affordable housing finance
- An intimate knowledge of Oregon-based funding sources, including LIHTC, LIFT, GHAP, HOME, CDBG, BF, TIF, PCEF, and others.
- Comprehensive experience with all stages of multifamily real estate development, from predevelopment and closing to construction, lease-up, conversion, and long-term asset management.
- Strong, established relationships with the national syndication and equity investor sector (e.g., Chase, Wells Fargo, Citi, etc.) and a strategic understanding of their investment decision-making processes.
- Familiarity with emerging capital sources, such as those from the healthcare industry, and how they are being directed into housing investment.
- Intimate knowledge of Oregon's local and statewide geographic housing priorities.
- A robust network across Oregon's builders, developers, designers, and real estate stakeholders.
- Mastery of project load management and streamlined development process.
- Deep experience in transaction structuring and closing, with a high level of fluency in legal and financial documents.
- Skilled in staff management and demonstrated ability to hire, mentor, train, and retain high-performing team members.
- Excellent written and oral English communication skills, with an emphasis on technical writing and comfort with public speaking.
- A valid driver's license and access to a vehicle is required.
It would be great if you also have:
- A master's degree in Business Administration, Real Estate, Construction Management, Architecture, or related field.
- Experience with funding sources in other states and affordable homeownership is highly valued.
- The ability to speak, read, and write Spanish.
