The Team Lead is a driven leader who can coach a team of professionals to exceed client's expectations for all project management services. They are a pro-active leader who partners with our client to translate their business requirements into world class action plans to be executed by the team. They serve as the client's trusted advisor to implement real estate and spatial planning strategies. They are held to a high standard of risk mitigation and empowered to act on the client's behalf engaging resources necessary to realize goals and create differentiating office environments. This role requires exceptional communication and interpersonal skills to flourish in a team environment.
Having a proven track record of leading high-performing teams, including virtual teams, will ensure that only the highest caliber talent is assigned to support the client's business and employees. Demonstrated experience being accountable for third-party contract resources and compliance with rigorous performance standards is fundamental.
The Team Lead has extensive knowledge of leading practices in the Project Management industry and can work collaboratively with the Account Project Management Platform (PMO) to drive innovative and best practice solutions that our client perceives as best in class. The Team Lead is also a proven leader and manager of people capable of developing talent into a high-performing, world class team.

KEY ACCOUNTABILITIES
LEADERSHIP
- Diverse remote / virtual team
- Integration with Regional Leadership and other JLL Service Lines (Market Planning, Occupancy Planning, Facilities Management, Transactions, Engineering, etc.)
- Liaise with the Project Management Platform on account
- Demonstrated high energy positivity supporting a solution-oriented environment
RELATIONSHIP MANAGEMENT | CLIENT SERVICE
- Maintain strong working relationships with key Real Estate Services (RES) clients
- Drive the "Trusted Advisory" culture throughout all levels of the team
- Ensure your team is fully aligned and exceeds cascaded Client targets
- Make certain your team fully supports RES programs and initiatives and proactively identify opportunities efficiency in process
- Focus on full compliance with all applicable General Service Agreement requirements
- Build partnership and fellowship with JLL PDS platform and market teams
PEOPLE MANAGEMENT
- Responsible for employee management with support from HR delivering personal attention to; hiring, onboarding, development, and mentorship
- Manage team of 3-5 employees
- Ensure compliance with HR policies and talent practices such as midyear and year end reviews
- Work to establish succession plans, career development plans, conduct regular one-on-one coaching meetings and lead weekly team meetings
- In addition, ensure accurate data is provided to support resource models and align project manager skill sets with work assignments and balance project workload within team
- Maintain Vacancy Time to Fill of < 45 Days.
- 100% completion of performance evaluations.
- Diversify and develop workforce by ensuring a diverse slate of candidates are considered for all open positions, retaining top talent and actively participate in a mentoring relationship.
KEY PERFORMANCE INDICATORS (KPI) | PRICE OF ADMISSION METRICS (POA)
- Create an environment where direct reports are engaged, understand, and are committed to both JLL and client goals.
- Manage project team scorecard to Green Status: Be familiar with JLL contract requirements and manage the project team to deliver an exceeding score on all contract KPI's. The metrics will change annually or more frequently and as such the team needs to be familiarized with new processes and approaches to deliver the required results.
- Drive the achievement of the JLL initiatives and strategies designed to bring long terms benefit to the company and the account.
- Hold yourself and the team accountable to achieving the designated goals.
CONTRACT / BUDGET MANAGEMENT
- Complete adherence to all contract related policies and procedures, approvals, and documentation.
- Manage Project Capital and Expense plan for assigned team.
- Provide accurate financial forecasting, variance explanations and commitment to annual spend goals.
- Adherence to capital closeout goals and capital asset depreciation policy.
- Manage Multi-Cultural Supplier Diversity (MSD) spend to a minimum 25%.
STRATEGY DEVELOPMENT | EXECUTION
- Oversee the procurement and management all project related resources (A&E, GC's. client suppliers, etc.).
- Assist Project Manager in development of timeline and subsequent management of risks to timeline.
- Review Investment Calculation Sheets or Budget worksheet calculations.
- Monitor Bid Tabulations, Purchase Orders, and Change Order proposals.
- Ensure quality control standards for construction are met (client design standards / guidelines, standards, and specifications).
EDUCATION AND EXPERIENCE
- Bachelor's degree required, Master's Degree preferred in construction management, architectural / engineering / interior design.
- 5-7 years of documented, progressive experience in project management with knowledge around property and transaction management.
- Extensive experience in a corporate client-focused, results/metrics-driven organization.
- Must have experience leading high-performing teams both in local offices and remote locations.

- Professional designations such as LEED and PMP preferred.
- Excellent verbal and written communications skills via 1:1 and group interactions/routines, PowerPoint presentations and email.

Project Management
- Assumes a lead role in the development and execution of strategy for a team.
- Contributes to the development of the business unit's overall strategy.
- Represents Business unit in local, regional, and national industry/public forums and with clients as a senior representative of the Firm.
- Demonstrates high energy for the business, ability to energize others, and the willingness to take risks and make tough decisions.
- Oversee project implementation and execution through completion of construction.
- Financial management of entire project: establish & manage project budgets (including hard and soft costs), maintain monthly forecasts and cash flow analysis, prepare anticipated cost reports and any other reports as required by the client.
- Provide construction cost/benefit analysis as required.
- Projects may also be ground-up. Responsibilities may include, but is not limited to: pre-construction duties (e.g. programming, design, entitlements, bidding, permitting, consultant selection, design team selection, schedule creation, contractor selection, and vendor selection), ground-breaking, and all management of all of the aforementioned.
- May oversee several projects simultaneously and in different regions.
- Design and execute marketing and development initiatives to best deliver results to existing and potential clients.
- Oversee capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources.
- Negotiate contracts with each selected team member/vendor.
- Extensive interface with architects, client staff, property managers and vendors.
- Maintain client relationships and manage conflict resolution.
- Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
- Performance management of all contracted vendors, consultants, etc.
- Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.) to Manager.
- Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
- Delivering projects utilizing the firm's One View platform with a firm grasp of its capabilities and reports.
- Delivering on Key KPIs and exceeding high client expectations.
- Drive the "Trusted Advisory" culture throughout all levels of the team.
- Markets: assist Local PDS Team in meeting AGM numbers on a Regional and National level as determined on a yearly basis by the Management Executive Committee.
- Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
- Conveys acceptable practices and policies to team.
- Makes independent judgments related to operating procedures impacting assigned projects.

- Demonstrates highly visible commitment to creating a "one-firm firm" by utilizing cross-discipline teams to meet client needs.
- CS Primarily: must demonstrate solid knowledge of interconnection points with JLL service Lines (e.g. Integrated Facilities Management, Occupancy Planning, Move-Add-Change Projects) and expertise in how to leverage these services into additional opportunities to serve our clients.
- Contributes where needed and/or requested by JLL Management Committee, Region Manager or Market Lead in the refinement of best practices of standards of excellence for the business unit and JLL overall.

- Insures that Manager is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national and global reputation of the firm.

- May be responsible for attracting, retaining, developing and managing a team of people who are involved with a specific set of clients, functions, business unit or projects.
- May recommend and/or takes actions regarding team talent (with involvement of Human Resources) to SVP/Account Director.
- Must be able to navigate and manage both non-union and union employees.
Education/training
- Bachelor Degree from an accredited institution.
- Degree in Architecture, Engineering, or Construction Management.
- Six-Sigma
Years of relevant experience
- 5-10 years as Senior Project Manager.
Skills and knowledge
- Ability to regularly communicate analyzed data to client and team to achieve project goals
- Strong working knowledge of architectural drawings and furniture and space planning concepts.
- Highly organized with strong analytical skills.
- Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client's representatives, etc.).
- Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
- Previous experience effectively supervising, training, mentoring and evaluating several project managers at various levels within the organization or team.
- Extensive knowledge of MS Office applications and MS Project. Experience leading and running numerous projects simultaneously.
- Ability to develop and cultivate business relationships with existing and prospective clients.
- A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate.
- Ability to lead individuals across a global platform to deliver superior results in client service.
- Experience working with landlords, developers and institutional owners.
- Solid understanding of Capital Plan creation and management.
Other abilities
- Demonstrates skills that enable the individual to successfully execute highly complex transactions. May be recognized leader within Firm for his/her area of specialization (i.e. sustainability). Assumes lead role on complex client assignments.

- Position may work primarily at client site or project location with potential daily client and contractor interaction.
- Face to face and/or remote daily interpersonal interaction is usually required in order to perform the job.
