From discovering land to developing new communities, you'll work closely with the Sales, Construction and Finance teams at Pulte Homes. You will also collaborate with officials from local municipalities, professional consultants, legal counsel and land development contractors. In our World-Class training program, you will learn the land development process and focus this knowledge into creating unique living environments, thus continuing to enhance Pulte Homes' respected image around the world.
JOB SUMMARY:
Primary responsibility for leading and directing the Division's land acquisition and development teams in all aspects of the land acquisition, entitlement, planning, and development phases.
PRIMARY RESPONSIBILITIES

Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. JOB SUMMARY:
Primary responsibility for leading and directing the Division's land acquisition and development teams in all aspects of the land acquisition, entitlement, planning, and development phases.
PRIMARY RESPONSIBILITIES
- Locate new land suitable for development and its acquisition
- Participate in the strategic and tactical planning at the Division. Ensure that the Division's land pipeline is filled in a timely manner to meet business goals
- Oversee contract administration, bidding contracts, and negotiation
- Oversee acquisition and entitlement activities
- Provide strategic and capital planning for future acquisitions
- Hire, train, motivate, and evaluate staff
- Prepare and manage budget
- Oversee land mapping
- Negotiate and contract land acquisitions
- Lead and direct assigned Division project due diligence, feasibility budgets and schedules, planning and entitlement, land development, and budgeting activities. Oversee and support programs established by Area management
- Oversee due diligence activities. Assess project risks and convey risks to Area VP and Operations Team. Participate in establishing feasibility budgets and schedules for all consulting, engineering, and development activities
- Coordinate land activities with operating team to facilitate timely project start-up
- Oversee the timely preparation of Conditional and Final Public Reports. Assist Area VP with implementation of standard DRE protocol.
- Oversee Division HOA activities.
- Oversee project bidding and land purchasing activities for the Division.

REQUIRED EDUCATION: (degree, licenses, certifications, etc.)
- Minimum Bachelors Degree in Business or equivalent
- Valid Driver's License because driving is an essential function of this position
REQUIRED EXPERIENCE: (work related, tools/equipment, software, etc.):
- Minimum 7 to 10 years previous related experience
- Strong negotiation and contract skills
- Knowledge of market trends, pricing and growth & supply
- Ability to strategically implement the company's goals by acquiring the necessary land to meet the strategic objectives
- Understanding of finance and law is essential
PAY RANGE:
- $185,000 - $225,000 per year
- Hired applicant will be eligible to receive bonuses and equity grants
