JOB SUMMARY

The Estimator/ Pre-Construction is responsible for preparing estimates, conducting cost analysis, and managing direct reports. He/she demonstrates a broad range of professional cost analysis and cost estimating capabilities on various projects with solid construction background in multi-trade areas, leadership skills, organizational skills, blueprints, and forecasting.

Roles and Responsibilities:
  • Prepare cost estimates assuring that all necessary costs are detailed and included in the forecast, such as management services, equipment, material costs, construction costs, operating costs, and other costs associated with miscellaneous costs for private clients and public entities.
  • Maintains lines of communications between company departments, potential clients, and vendors. Study the initial request and develop a ROM outlining key project elements that will be submitted to the executive team for review and approval.
  • Explains the details behind each estimate, including the basis of the person-hours allocated for each task, and personnel resources required for every job.
  • Attend meetings with potential clients and participate in site visits to ensure a complete understanding of the project.
  • Provide leadership of various financial and cost analyses, data gathering, and data analytics.
  • Analyzing projects on a pre-bid basis for strengths and weaknesses and compiling a list of questions and opportunities for bid walk discussion.
  • Utilize and implements the company-approved costing methodology.
  • Review and disperse all addendum for incorporation to bid documents
  • Identifies labor, material, and time requirements by studying proposals, blueprints, and related documents.
  • Assemble accurate and well-organized estimates and proposals on time for Stipulated Price, Lump Sum, Design-Build, and Construction/Project Management formatted projects.
  • Collaborate with PM to organize subcontractor's quotations, and negotiate all related costs to ensure quotes meet contract specifications.
  • Review and approve LOI to vendors for approved projects
  • Review subcontractor agreements for the award of contracts.
  • Develop and evaluate subcontractor proposals, verifying the scope of work and pricing within established parameters.
  • Communicate inconsistencies in the bid documents to subs, owners, and architects.
  • Maintain a completed and current database of project documentation, including bids, proposals, drawings, specifications, and plans. All documentation should be maintained in Procore
  • Provide and maintain unit pricing and database for material and labor costing.
  • Formulate cost breakdown from estimates and project performance, including time and resources allocated for the preparation and submittal.
  • Additional duties as assigned by management

Qualifications and Experience
  • 5+ years of experience working in the construction field in a similar or related position.
  • Bachelor's degree in construction, Architecture, or Engineering field preferred but not required
  • Previous experience estimating projects up to the $ 25 million range.
  • Experience in estimating in the Commercial/Industrial, Healthcare, and governmental building sectors of the construction industry.
  • Experience with estimating software and spreadsheet design.
  • Ability to use technology to gain efficiencies in the estimating process. Including Procore, others
  • Exceptional communication skills.
  • Ability to manage and lead direct reports effectively and professionally
  • Ability to work effectively both independently and as part of a team
  • Must be able to travel
  • Ability to work on tight timelines
  • The Certified Professional Estimator (CPE) desired


Physical Requirements:
  • It may require prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift to 50 pounds at times.
  • Must be able to travel to conduct jobsite visits
