Estimator

The Estimator handles budgeting, scheduling, and cost analysis during the preconstruction period.
Estimators interact regularly with clients and architects and are an important part of securing new work. This position will work in a department of 5 or 6 full-time estimators. This position reports to the Chief Estimator, and also works closely with the Director of Operations for a given project. The position has a moderate amount of supervision.

Major Duties and Responsibilities
Generating schematic, conceptual, and hard-dollar estimates, depending on the phase of pre-construction.
Providing cost analysis to the client in the form of value-engineering and alternates.
Creating preconstruction schedules.
Clearly communicate budget, schedule, and other major issues to the client.
Work with the project executive to establish project GMP's.
Negotiate and award subcontracts.
Take part in marketing proposals and presentations.

Knowledge, Skills, and Abilities
Estimating Skills- requires the full range of estimating skills, from take-off and pricing of all components of work for budget purposes to hard-bidding sub trades in order to establish a GMP price. Requires an understanding of the real value of work and how to price and assemble a budget/GMP.
Communications Skills - the ability to convey our expertise to clients and consultants in a way that provides value to the client is crucial to the successful execution of preconstruction services.
Subcontracts - the ability to properly scope, negotiate and award subcontracts.

Job Specifications
2-10 years total construction experience, with at least 2 years' experience in a full-time estimating position.
Experience with conceptual, budget, and lump sum bid estimating.
Ability to take-off and price self-performed work, particularly concrete not required, but a plus.
Experience in negotiating and awarding subcontracts a plus.
Four year college degree, preferably in civil engineering or construction management is not required, but a plus.
