Responsibilities

ESTIMATOR

The Estimator has the responsibilities of coordinating and participating in the preparation of all estimates. Manages and is responsible for all estimating functions that may be required during preconstruction including value engineering, alternative and comparative studies.

The Estimator will report directly to the Preconstruction Executive. This position is Exempt under the Fair Labor Standards Act (FLSA).

Core Responsibilities

Project Oversight
  • Coordinates, directs, and follows-up with project team to ensure timely completion of tasks associated with assigned projects.
  • Comprehensive oversight of each of the sections below.


Subcontractor Outreach
  • Identifying trades as appropriate for the project.
  • Advertises the project to various Subcontractors.
  • Continually follows-up with Subcontractors through phone calls, emails, etc.


Bid Packages
  • Creates specific Instructions to Bidders for the bid package.
  • Sets up templates (e.g. scope sheet, estimate templates, etc.)
  • Completes all required paperwork for bids or proposals (such as bid forms, bonding requirements, etc.)


Bid Analysis
  • Performs Quantity Takeoffs
  • Identifies and mitigates project related risk.
  • Reviews and verifies Scope of Work and pricing (Scope Sheet) of other project team members when acting as project lead estimator.
  • Uses accepted templates for the preparation of estimates and clarifications, analysis of bids, calculation of alternates, and other tasks.
  • Presents the project scope of work, estimated costs, risks, and opportunities to management during the final review of assigned estimates.


Estimates
  • Accurately estimates cost of the work described in the project documents based on subcontractor bids.
  • Develops lists of clarifications, assumptions, and exclusions.


Bid Submission
  • Depending on the project/bid, collaborate to determine who should submit the bid and how.
  • As needed, submits bids as appropriate.
  • Collaborates with the Marketing department to prepare bid deliverables when additional marketing features are desired/required.


Post Bid / Interview
  • Participates in the presentation of proposals, budgets, etc. to clients and prospective clients.
  • Coordinates the delivery of appropriate project files for assigned projects to Operations Staff during a project handoff meeting using the Handoff Meeting Agenda and Checklist.
  • Participates and coordinates participation of project team in the buyout process with operations.
  • Creates professional, accurate reports and correspondence related to this position including project clarifications, cover letters, transmittals, client and subcontractor correspondence, inter-office correspondence, e-mail, etc.

Education & Experience
  • Bachelor's degree in Engineering, (Civil, Construction Management) or technical training is required. A combination of education and work experience will also be considered in lieu of degree.
  • Five (5) to seven (7) years of experience in estimating or in a related area, or ten or more years with no degree
  • Advanced skill level with On-Center Software On-Screen-Take-off
  • Intermediate understanding of Windows Operating Systems
  • Advanced skill level with MS Excel
  • Intermediate skill level with MS Word
  • Intermediate skill level with Microsoft Outlook/Exchange
  • Intermediate skill level with Procore Project Management software


Physical Demands: Performance of the duties will occasionally require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl. Employee must occasionally lift and/or move up to 50 pounds.

Work Environment: While performing the duties of this job, the employee may regularly work on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.
