Facilities & Maintenance Manager

The Facilities & Maintenance Manager manages the design, planning, construction, and maintenance of equipment, machinery, buildings, and other facilities. The position plans, budgets, and schedules facility modifications; including estimates on equipment, labor materials, and other related costs.

Supervisory ResponsibilitiesSupervises contracting crews, housekeeping, and maintenance department staff.

Essential Functions/Responsibilities

• Oversees the coordination of building space allocation and layout, communication services, and facility expansion.
• Plans, budgets, and schedules facility modifications, including cost estimates.
• Inspects construction and installation progress.
• Initiates planned maintenance programs for a variety of equipment.
• Manages preventive maintenance of facility equipment, including HVAC and office equipment.
• Plans and formulates aspects of research and development proposals such as objective or purpose of project, applications that can be used from findings, costs of project, and equipment requirements.
• Oversees key projects, processes, and performance reports, data, and analysis. Plans documentation system.
• Selects correct design concepts and fundamental technology used for new products or improvement for existing ones.
• Reviews and analyzes proposals submitted to determine if benefits derived and possible applications justify expenditures.
• Approves and submits proposals considered feasible to management for consideration and allocation of funds or allocates funds from the department budget.
• Develops and implements methods and procedures for monitoring projects such as preparation of records of expenditures and research findings, progress reports, and staff conferences to inform management of current status of each project.
• Working with the manufacturing, operations, and quality managers, reviews and monitors quality and process improvements and new product development.
• Directs the review of production costs and product quality, as well as modifies production and inventory control programs to maintain and enhance profitable operation of division.
• Reviews operations and plans to meet requirements for sales planning and to ascertain engineering requirements to develop new markets.
• Recommends budgets to management; including staff use, technology, facility, and equipment requirements or improvements.
• Negotiates contracts with consulting firms to perform research or other applicable studies or support.
• Directs appropriate support for manufacturing and quality functions within the organization.
• Oversees the cleaning and maintenance of facility.
• Develops and administers the annual budget.
• Prepares work schedules, assigns work, and oversees the work product while minimizing overtime and call-in hours.
• Coaches, counsels, and manages performance of direct reports.
• Develops and maintains a preventative maintenance schedule program for applicable equipment and machinery.
• Arranges for, and manages, appropriate third-party contractor support as needed.
• Prepares budgets and secures estimates and cost quotes as needed.
• Enforces sound safety and housekeeping practices.

Required Education and Experience

• Bachelor's degree or associate degree with technical training in plant engineering or factory/plant maintenance required.
• At least three to five years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing a multifunctional maintenance staff required.
• Facilities management experience in a related field preferred.

Physical Requirements

• Prolonged periods of sitting at a desk and working on a computer.
• Must be able to lift up to 50 pounds at times.

Salary Range: $77,000 - $117,000, actual compensation will be based on experience.
