The Facilities and Maintenance Manager manages the maintenance operations across AbleLight's real estate holdings in multiple states in accordance with state, and federal regulations and company policies. Creates, implements, and audits processes, systems, standards, and supplier contracts across the organization including long-term planning, preventative maintenance, and scheduled maintenance. Responds and manages on a timely basis to inquiries and requests for maintenance utilizing computerized maintenance management systems (CMMS).

Requirements:
  • Accreditation from a technical school or an applicable skilled trades program or apprenticeship.
  • Seven years of residential maintenance with leadership experience leading maintenance technicians across multiple states; Knowledge of local, state, federal regulations and audits and fire protection systems.
  • Must have valid and unrestricted driver's license.
  • Ability to travel across the markets up to 50%.
  • Must be able to pass a full background check.
  • Hybrid- remote with travel.
  • Must reside in CA,OR,WA, or CO

Responsibilities:
  • Establish the strategy for AbleLight's maintenance program, including contracted services, purchased maintenance and in-house/self-performed maintenance.
  • Responsible for the physical plant condition of AbleLight's real estate holdings, including all attached major equipment and appliances.
  • Coordinates with Operations and Maintenance staff to ensure timely compliance with all federal and state codes and regulations in relationship to maintenance, physical plant, equipment safety, and disaster planning of facilities.
  • Utilize best practices within CMMS platform to manage, track and report on maintenance requests and ongoing needs.
  • Establish, maintain, and optimize supplier partnerships to aid in the execution of regular maintenance and compliance activities.
  • Manage maintenance spend across the organization.
  • First point of contact for property for internal and external contacts.
  • Assists with disaster/emergency preparedness, response, and management.
  • In partnership with operational leaders, human resources, quality, and nursing: welcome, onboard, and train, develop and mentor technical skills and abilities for maintenance team members.
  • As a subject matter expert and knowledge leader, demonstrates positive leadership behaviors leading the way through individual behavior.
  • Manage third-party maintenance partners to ensure prioritized, timely, safe, and fiscally responsible maintenance of real estate assets.
  • Establish and maintain maintenance standards across the organization including long term planning, preventive maintenance, scheduled maintenance, and supplier partnerships.
  • Develop and track critical maintenance metrics and establish plans to improve areas of need.
