Under general direction of the Senior Director of Building & Community Services, the Facility Maintenance Manager is responsible for overseeing and managing the daily operations of the Facilities Maintenance Division of the Building and Community Services Department. This position provides strategic planning as it relates to city facilities by making recommendations, managing the division's budget, supervising assigned staff, participating in short and long-term planning, and overseeing service contracts. In addition, this position monitors and troubleshoots complex systems, including but not limited to heating, ventilation, and air conditioning, electrical, plumbing, and security.

Duties and Responsibilities

- Manages the daily operations of the Facility Maintenance division including supervising assigned staff; planning, coordinating, prioritizing, and evaluating work activities; establishes and maintains performance and customer service standards; trains, counsels, disciplines, and conducts performance evaluations.
- Participates in developing department goals, objectives and systems by recommending new approaches, policies and procedures to effect continual improvements in efficiency of the department and services performed.
- Oversee work orders and resolve any issues as they arise
- Prepare monthly Facilities Maintenance reports related to work orders and improvement requests.
- Identifies, assesses, and contracts for services of private contractors, as necessary, to perform maintenance services beyond the abilities of City staff.
- Assists in pre-bid and pre-contract execution meetings, and develops detailed project plans and schedules for buildings requiring maintenance and/or repair.
- Provides work direction and leadership to assigned maintenance projects, including scheduling and assignment of duties for project management efforts.
- Assesses, plans, and directs maintenance services for preventive and corrective projects.
- Develops preventative maintenance programs and schedules for all facilities and equipment.
- Reviews paperwork generated by staff and required by City policy and directives.
- Directs contracted projects to verify adherence to specifications and budget restraints.
- Submits recommendations on budget requirements based on building needs.
- Collaborate with the Director to oversee both budgeted and non-budgeted projects while keeping management informed of the division's daily activities.
- Monitor online HVAC systems to ensure systems are operating optimally in all city operated facilities.
- Oversees all external vendor contracts, such as HVAC, elevator, and janitorial cleaning services for city operated facilities.
- Perform other duties as assigned.
EMPLOYMENT STANDARDS:

Requirements
Education, Training and Experience:
Any combination of related education, experience, certifications, and licenses that will result in a candidate successfully performing the essential functions of the job may be considered.
- Bachelor's degree in Construction Management, Facilities Management, Business Administration, Operations Management, or a related field;
- Working knowledge of construction and various aspects of Facilities Management and associated skills, with hands-on experience for a minimum of five (5) years.
Licenses and Certificates:
- A valid State driver license is required at the time of appointment and must be maintained throughout employment.
- Certified Facilities Manager Certification or equivalent preferred.
Special Requirements:
- Position requires regular in-person attendance including evenings and weekends as needed.
