Develops and implements policies governing facility maintenance and repair, space planning and utilization. Oversees scheduled maintenance and as needed repair of buildings, grounds, or associated systems and equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
  • Responsible for facilities including buildings and grounds, necessary to maximize plant operations.
  • Responsible for the facility Ammonia System and ensuring all Compliance and Safety concerns are met per the PSM.
  • Monitor load demands and starts or shuts down respective boilers, air compressors, and water pumps, to maintain the required air, and water (cold, hot, re-use) output needed.
  • Complete all required reports and sampling reliability to ensure compliance to federal, state and local regulations.
  • Develop and design solutions to difficult problems, manage outside contractors and be on call for emergencies.
  • Ensure proper functioning of facilities through ongoing inspection and preventative maintenance.
  • Review and approve all facilities and services related invoices.
  • Research, obtain quotes, and recommend new or replacement equipment purchases.
  • Establish, select or maintain relationship with vendors for various services and products and manage stocking and delivery levels.
  • Oversee all relations and issues with Building Management, for example, parking, office and restrooms cleaning, building maintenance/repairs and contracts, lease and sub lease, temperature, evaluating and negotiating quote for repairs, contractor requirements, scheduling deliveries and movers, maintenance and equipment, and coordinating insurance certificates as well as internal policies to adhere to building procedures.
  • Review and approve all internal facility requests.
  • Serves as the point of contact for vendors.
  • Other duties as assigned.

SUPERVISORY RESPONSIBILITIES

Supervises Ammonia Refrigeration Operator(s), Facilities Technicians and other associates as assigned.

QUALIFICATIONS
  • High school diploma or GED is required, and at least eight years of related facilities management experience. A minimum of three years of Ammonia Refrigeration environment experience required. College coursework, continuing technical education or comparable business experience and documented electrical certification experience 480/3 phase and control voltage preferred. Experience on the reliability maintenance program of building care and facility grounds upkeep is desired.
  • Certified Assistant Refrigeration Operator (CARO) Level 1 certification from Refrigerating Engineers & Technicians Association (RETA) or Refrigeration Operator Class 1 license or ability to obtain within one year of hire required. Valid Driver's License required.
  • Knowledge of Process Safety Management (PSM), or ability to receive in-house PSM training within 90 days required
  • Knowledge of Computerized Maintenance Management Systems (CMMS)
  • Thorough knowledge of all facility equipment and layout and related vendor contracts
  • Advanced mechanical skills and knowledge of plumbing, HVAC and other building systems
  • Proficiency with repair tools and techniques
  • Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors and team members
  • Great time management, organization and prioritization abilities
  • Keen attention to detail and efficient problem-solving skills
  • Ability to lift heavy equipment and comfortable standing or walking for long periods of time
