POSITION SUMMARY
This position will be responsible for all related functions, budgets and activities associated with the Facilities Services department and for the Building Facilities department that consists of all commercial areas, common areas, and administrative building facilities. This position serves as the site liaison with the product development team to bring new office buildings, developer operations, common area facilities and other non-condominium property online. Assigned facilities are maintained through preventative maintenance programs, predictive maintenance programs, scheduled renovation programs, and ad-hoc repairs and upgrades as requested. All onsite developer-owned property falls under the jurisdiction of the Director of Facilities, to include all pools, ponds and water features; roadways and walkways; parking lots; site lighting; domestic water & sewer mainlines; recreation courts; and other related areas.

ESSENTIAL FUNCTIONS AND TASKS
- Supervise all department managers and their assigned personnel to ensure the work assigned to them is completed in a timely, professional, complaint, and cost-effective manner with a keen eye to guest satisfaction.
- Responsible for financial performance of Facilities Services, Building Facilities, and assigned areas of responsibility in Master Restriction.
- Coordinate turnover of new construction to operations including procurement of construction documents for storage and use by Facilities department.
- Responsible for ensuring all assigned regulatory responsibilities are in compliance at all times and a process in place to support renewals and re-certifications.
- Responsible for training on all assigned Standard Operating Procedures (SOP), associated Job Hazard Analysis (JHA), and Safety training for department along with the development of any new SOP or JHA requirements.
- Assure all pool facilities are maintained in accordance with state and county regulations.
- Responsible for relevant guest metrics that rank the condition of pools, common area facilities and developer operations.
- Responsible for overall all engagement, morale, and employee experience of assigned personnel. Will drive on-going development of team with a coaching-based style.
- Ensures all assigned employees are current on all relevant licenses, training, certifications, etc. to include company vehicle operation guidelines where appropriate.
- Responsible for all HR activity of the department including employee relations, hiring personnel, performance reviews (90 day and annual), on-boarding of new employees, etc.
- Responsible for managing the timekeeping and payroll functions for the department: Ensuring each employee is paid accurately and timely, and all payroll/timekeeping processes comply with company rules and local/state/federal regulations.
- Responsible for ensuring employees who drive for company purposes are eligible under company vehicle operation guidelines, and that all vehicles are inspected daily and maintained in good operational order.
- Responsible for staying current on all industry best practices for maintaining all areas within scope of responsibility; examples include pool pumps, filtration systems, pool heaters, HVAC, kitchen equipment, kitchen hood systems, and other mechanical technology advances. Utilize that knowledge to ensure facilities are maintained in a high quality, cost-effective, compliant manager with a keen eye for guest satisfaction.
- Responsible for inspection of all assigned facilities including pool complexes, roadways, buildings, streetlights, sidewalks, parking lots, developer kitchen areas, etc.
- Responsible for mechanical systems found in assigned building and locations including air conditioners, electrical, elevators, fire alarms, plumbing, utilities, etc.
- Responsible for ensuring all inspection and preventative maintenance practices are completed according to industry standards, State requirements, County requirements, and Brand standards. Examples include all Fire Life Safety devices, Elevators, Electrical devices, waterworks, etc.
- Responsible for managing 10-year renovation and replacement programs.
SUPERVISORY RESPONSIBILITIES
- Directly supervises salaried leaders as well as hourly employees.
QUALIFICATIONS
- Significant project management experience and demonstrated success in leading cross-functional task forces.
- Must have hands-on experience in preparing daily, monthly and annual financial and other business reports. Must have a valid driver's license;
- Must be at least 21 years of age
- Must have more than four (4) years of driving experience irrespective of age
- Extensive knowledge of pool equipment including filtration systems, moving water pump systems, heaters, chlorination/chemical systems, pool accessories (e.g. slides, ladders, etc.) and related items required.
- Must have extensive knowledge of federal, state, county, Florida division of Hotels and Restaurants, and HRS regulation pertaining to operating pools, food and beverage establishments, and other public facilities. Must have exceptional knowledge of vehicle maintenance issues, including preventative maintenance programs, trouble-shooting mechanical failures, and ability to make specific repair or replacement decisions.
- Proficiency in related MS Office and outlook applications.
EDUCATION and/or EXPERIENCE
- Four-year degree in relevant field preferred
- Must have ten or more years of experience leading facilities or engineering departments for hospitality or theme park industries
- Water park experience preferred
