Job Summary:
This position supports management's efforts in the implementation of policies, procedures and programs that will assure the successful process of building design, construction and occupancy. The Senior Project Manager will mentor and act as a resource for supplementing the skills and knowledge base of other department project managers. Emphasis will be placed on implementing positive responses to the concerns and needs of employees and customers, in coordination and conjunction with Bell Bank's goals and objectives. This position undertakes a leadership role in coordination with other project managers, departments and outside vendors in various aspects of building design and construction including , security, audio-visual systems, FF&E, signage, etc. This position assists with service requests covered by construction warranties. This position will also assist the SVP | Facilities Manager during the due diligence reviews surrounding identified real estate.

Job Summary:

Primary Duties:
- Coordinate defining the scope of work within facilities projects, budgets, and assist in completing projects within the required timeline.
- Oversee the design and construction phases for all real estate related projects, as needed.
- Manage changes related to scope, cost, schedule, etc. and provide recommendations.
- Participate in furniture design and coordination.
- Ensure that project closeout documentation (i.e., warranties, O&M's, etc.) is received when the project is completed.
- Participate in selecting key vendors such as contractors and design professionals.
- Coordinate project details with project team members including IT, Marketing, Retail, contractors, vendors, Retail, and all other departments as necessary.
- Mentor other facilities project team members with lessons learned/experiences and assist them in understanding our processes and procedures.
- Represent the Facilities department in a positive manner during ongoing weekly company project meetings.
- Assist with maintenance management.
- Provide regular project updates to senior leadership.
- Maintain related vendor relationships.
- Participate in disaster recovery/business continuity preparation and planning as it relates to the Facilities department when assigned.
- Meet and provide exceptional customer service based on company and department standards.
- Collaborate with Facilities team members.
- Proactively raise suggestions, concerns and matters that should be addressed by the facilities team/management for continuous improvement.
- Establish and complete construction project site visits on a regular basis.
- Ensure coverage and consistent service while away from the office by preparing colleagues with outstanding initiatives requiring action or potential inquiries.
- Know by name and face as many customers and employees as possible, calling them by name as often as possible.

- Know, understand, and live the company values and bottom line.
- Conduct activities consistent with established Bell Bank policies, procedures and systems, the Bell Bank Employee Conduct policies, the Bank Secrecy Act and all applicable state and federal laws and regulations.
- All employees are responsible for information security, including compliance with policies and standards which protect sensitive information.
- Prompt and reliable attendance.
- Perform other duties as assigned.
Job Skills Required:
- Fifteen years of recent facilities/construction related experience preferred.
- Five years of customer service experience.
- Extensive knowledge of commercial construction methods and materials.
- Familiar with associated roles in construction (i.e., contractors, trades, design professionals, etc.).
- Working knowledge of AutoCAD preferred.
- Strong working knowledge of Bluebeam, MS Word, PowerPoint, Outlook and Excel.
- Strong working knowledge of reviewing construction documents.
- Ability to work effectively as part of a team environment.
- Ability to work within the parameters established by bank management.
- Perform proactivity, take initiative and follow through on all tasks with clear and concise communication.
- Ability to cope with pressure resulting from meeting deadlines, timely reporting to management and workplace demands.
- Ability to effectively prioritize and multi-task with a result driven attitude, while focusing on the goals of the company through effective time management and organizational skills.
- Must be dependable, trustworthy and maintain a high level of confidentially.
- Capacity to work flexible hours to support the company, to include after hours and weekends, as needed.
- Ability to travel daily within the Metro as required.
- Ability to travel out of state occasionally.
