Job Summary
The Facility Operations Division of the Finance & Asset Management Department provides advanced preventive and corrective maintenance services at 12+ city facilities, including City Hall, Bellevue Service Center, and Fire Stations, encompassing over 700,000 sf of space. Our Facility Operations Specialists provide on-site support Monday-Friday between 6:30am and 5:00pm with after-hours/weekend/holiday support as needed.

Works under the general supervision of the Facility Operations Superintendent. No formal supervisory responsibility, but may act as lead worker, train new or developing employees, and/or review the work of other staff.

- Plans, organizes, schedules, and participates in the physical performance of the preventive maintenance program for mechanical building equipment and systems.
- Coordinate and/or complete modifications on small to large scale building improvement and renovation projects and/or oversee the work of contractors and vendors.
- Perform effective root-cause analysis to diagnose problems and implement corrective action and preventive measures to minimize future equipment malfunctions.
- Performs a variety of preventive and corrective maintenance tasks on buildings and systems.
- Including but not limited to; Toilet flush valves, plumbing valve rebuilds, clogged drain complaints, lighting issues, cubicle reconfigurations, general custodial support, access control and building automation support, HVAC comfort complaints, painting, carpentry, general customer service requests, etc.
- Coordinates and conducts safety and fire inspections with state and local authorities and outside safety vendors.
- Draft scopes of work, vendor evaluation criteria, manages contract/RFP processes, selects contractors, prepare schedules, oversees vendor work, coordinates work with affected clients and process/authorize invoices for payment and project close out.
- Support Departments project managers and planners with technical knowledge of building systems/components and coordination of vendors.
- Review plans, specifications and proposals for renovations and new construction projects to ensure accuracy and compliance.
- Manage the work of contracted vendors on projects and assist/coordinate work that requires temporary shutdowns, interruptions to services or other alterations to normal business operations.
- Respond to severe weather events or other after-hours emergencies in compliance with the duty to report for assigned emergency operations to help support the restoration of normal services to facilities and the City's infrastructure.
- Participates in standby rotation to provide emergency response on a 24-7 basis.
- Draft clear and concise documents in daily work and email correspondences.
- Uses mobile phone, computer, and/or other devices to communicate and to access Internet, email/messaging, calendar, etc...
- Utilizes our enterprise asset management system to accurately and timely record work order data, scheduling information, milestones, document work performed and enter timekeeping.
- Provides guidance, mentoring and support to new and/or less experienced building maintenance staff.
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service
