The Facilities Management Division (FMD) is looking for a Functional Analyst II to join their teamThe individual filling this position will be responsible for supporting the section's Maximo CMMS database and users by performing a wide variety of tasks to ensure Maximo is available and operating efficiently, work orders flow through the system, and users have the support and resources they need to perform their required day-to-day tasks.

Through a workforce of over 300 dedicated employees, the FMD operates and manages the County's capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities, and environments. The Building Operations Section (BOS) provides custodial services, maintenance and building operations, as well as building security. BOS is committed to providing high quality service to support and maintain buildings and their occupants effectively and efficiently. BOS maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse, District Courts, King County Correctional Facility, Children and Family Justice Center, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several Public Health facilities. Our facilities range in age from 1 to 100 years, with equipment such as boilers, chillers, DDC controls, ventilation fans, pumps and compressors, and fire/life/safety systems.

Job Duties
In this exciting role, you will be expected to:
- Ensure work orders contain accurate information and are properly routed.
- Load asset, PM, job plan, and other types of data into Maximo.
- Identify, recommend, and help implement application features and functions to improve department services and enhance effectiveness.
- Troubleshoot issues reported with Maximo.
- Deliver individual and group training, and support development of training materials.
- Prepare system/operational documentation.
- Facilitating complex system changes.
- Support efforts to review, create, improve, and document processes and procedures related to facilities operations.
- Maintain records and prepares reports, as directed.
- Contribute to a positive working environment by building solid relationships with team members, and proactively seeking guidance, clarification, and feedback.
- Provide guidance, clarification, and feedback to less-experienced staff.
- Perform other duties as assigned.
Experience, Qualifications, Knowledge, Skills
WE ARE LOOKING FOR CANDIDATES WHO HAS:
- 2-3 years of experience with a CMMS database, with the bulk of experience preferably Maximo 7.6 or later, performing administrative duties and application configuration such as: Creating new users and security groups; Creating PM records; Adding assets; Configuring workflows; Troubleshooting and end user support.
- Ability to quickly build additional Maximo and technology skills.
- Demonstrated proficiency with MS Office.
- Flexibility in prioritizing and completing tasks.
- Understanding personal and team roles.
- Demonstrated good written and oral communication skills.
- Predictable and reliable attendance.
- Ability to get along and work effectively with others.
- 2-3 or more years of experience working with Maximo on an administrative level.
- Knowledge of or exposure to maintenance trades activities.
- Experience producing video training materials.
- Advanced MS Office skills.
- Experience developing BIRT reports.
- SQL or other database skills.

ADDITIONAL INFORMATION
- This position is non-exempt and overtime eligible.
- This position is not union-represented.
- This position has been designated as Mission Critical in an Emergency, which means that you perform functions which cannot be delayed in the event of an emergency.
- This position will require onsite presence at the King County Chinook Building.
- Standard working schedule will be Monday - Friday, 7:00 AM - 4:00 PM.
- Final appointment is contingent upon successfully passing a thorough fingerprint-based federal and county background investigation and reference checks.
