Position Overview:
The General Manager Land will be responsible for managing Land Acquisition Managers within the market, as well as identifying land to be acquired for single family and multi- family projects within the Ohio and Northern Kentucky Region. The General Manager Land will work independently to negotiate land acquisitions, perform land use and financial analysis, and negotiate purchase agreements. The successful candidate will also participate in due diligence, including concept land planning, environmental, engineering, and entitlements.
The General Manager Land will be deal oriented and understand the dynamics and challenges of the Ohio and Northern Kentucky land markets in the current real estate climate.

Reporting Relationships:

Duties and Responsibilities:
- Develop a broad understanding of the market including the competition, house types / sizes, price points, and sales absorptions for each county within the region.
- Evaluate land deals and work the Division management to determine the appropriate land price, product, house price, house cost, and deal structure to maximize profits.
- Manage the underwriting process for land acquisition opportunities, including the preparation of deal specific competitive market analysis studies, preparing financial reports for acquisition opportunities to present to Senior management (including proforma assumptions, proformas, profit and loss statements, cash flows, balance sheets, ROI, etc.)
- Manage and establish Homeowner Associations for existing assets and new acquisitions. Coordinate all HOA related activities with external HOA attorneys and HOA management companies.
- Responsible for managing and assembling Green Books by preparing executive summaries, marketing summaries, area maps, aerial photos, lot / land competitive market analysis, demographic analysis, financial narratives, pricing proformas, community P&L statements, cash flow statements and assembling the Green Books for corporate submittal.
- Work with consultants to estimate potential development costs for a project to determine land value offers and project viability based on retail market values for various areas in and around the Ohio and Northern Kentucky markets.
- Employee will assist outside developers with bank financing and have a general understanding of bank lending requirements.
- Work with the Division team to prepare monthly closing approvals and wire requests.
Required Education and Knowledge:
- A Bachelor's Degree in Civil Engineering, Urban Planning, or Business. A master's degree would be a plus.
- Working knowledge of engineering design and required permitting related to the various stages of new home construction and be able to communicate effectively with engineers, lawyers, property owners and municipal staff at a high level.
Desired Experience:
- A minimum of 2 years of experience in residential construction / real estate, single and / or multi-family land acquisitions.
- Experience in land acquisitions, planning and development the unique obstacles inherent in the Cincinnati Ohio and Northern Kentucky markets.
Skills and Abilities:
- Highly organized with exceptional analytical skills and understanding of complex financial analysis
- Strong oral and written communication skills.
