The Driftway luxury waterfront apartments were mindfully designed by renowned architect Morris Adjmi with a vision towards well-being. Located in the East Falls neighborhood of Philadelphia, a 142 unit building of which 109 units are unfurnished multifamily units and 33 are ROOST furnished units.

Job Description
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected in a timely manner, making financial bank deposits, and preparing monthly financial status reports.
- Fully accountable for all day-to-day property operations, specifically focused on leasing, customer service, and financial management.
- Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or purchased products, coding charges to appropriate GL Codes, and managing communication between the vendor/contractor, accounting, and ownership.
- Oversees the lease enforcement process by approving prospective resident applications, discounts, and renewal leases, conducts apartment inspections, follows proper notice requirements, eviction processes, and collects late fees and other charges allowable and stated in the lease agreement.
- Analyze and interpret current market and economic trends that may impact the property and implement leasing strategies to achieve the property's occupancy and revenue goals.
- Conduct property inspection and take appropriate actions to ensure that the physical aspects of the property meet safety, cleanliness, and presentation standards.
- Oversee property staff by interviewing, hiring, and training employees, and manages their performance in accordance with company policies and business practices.
- Assist with client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
- Maintain accurate records of all community transactions and submit on timely basis including but not limited to rent rolls, delinquency reports, move-in/move-outs, etc.
- Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).
- Handle resident concerns and requests on timely basis to ensure resident satisfaction.
Experience & Education
- College degree preferred
- 5+ years of experience in the property management industry
- Strong leadership track record
- Revenue, budget, and P&L management experience
- Proficiency with industry software - Yardi preferred
- Strong financial knowledge and accounting principles
- Outstanding communication skills, both written and verbal
