Summary

The General Manager (GM) will have the responsibility for the overall performance of the property, including preparation of budgets and forecasts, maximizing NOI, developing and implementing marketing plans, providing support for leasing efforts, management of the property team, and overseeing all operations and contracted services. The General Manager will also be responsible for reporting and communicating key property metrics such as sales, occupancy costs, traffic, and relevant financial on a regular basis. This role is highly cross-functional and is dependent on strong relationships, both internal and external.

    • Relationship Building
  • Regularly communicate with tenants, address their concerns, and build relationships
  • Build a relationship with the community by attending community meetings.
  • Foster and maintain a relationship with fire, police, building and other stakeholders.


    • Assist the leasing representative with market knowledge and merchant tours, as necessary.
    • Provide leasing with qualified leads for local tenants as applicable. Maintain an active pulse on market retail dynamics and provide consistent updates to leasing
    • GM will have a deep understanding of the specialty leasing budget. Specialty plays a crucial role in the NOI of the property, and the GM will be active in helping execute occupancy, monetary, and merchandising goals
    • GMs will have intimate understanding of tenant sales and understand trends (macro and micro) and impact on center income and occupancy


    • In conjunction with Operations Managers (where applicable, and with 3rd party where applicable), GMs are responsible for the following:
    • Participation in, or development and administration of major property contracted services
    • Oversee all work orders when independent contractors are needed.
    • Supervise and direct the operation of maintenance and mechanical systems for the Center.
    • Must have the knowledge and capability to handle operational emergencies.
    • Ensure the proper implementation and execution of safety, emergency and hazardous material plans
    • Have oversight of tenant construction/coordination.
    • Develop and implement thoughtful and strategic capital plan and effectively communicate (written and verbal) the thought-process behind the plan.


    • Security and Janitorial are two key services comprise a majority of the common area budget and require a strategic approach to managing, budgeting, and execution.
    • GMs are expected to strategically manage these contracts.
    • Review actual schedule vs planned, compare against billing.
    • Hold contractors accountable for first-class performance.
    • Use portfolio data to determine proper macro-level service levels, implement on a micro level balancing budget goals and overall maintenance of the asset


    • In conjunction with Marketing Manager (if applicable or 3rd party support where applicable):
    • Social media and digital marketing are very effective marketing tools. These tools are rapidly evolving and are very dynamic.
      • GMs have a full understanding and knowledge of current social media trends. GMs are aware of the corporate strategy and help guide the Marketing Manager and execute the property plan.
      • GMs are expected to contribute sourcing of content and/or participate in the content delivery at times (i.e., video)
      • GMs are to analyze and strategize the results of KPIs on routine social media posts and strategic campaigns.


    • In conjunction with cross-functional team members, GM's will prepare, review, and analyze the annual budget, as well as manage the budget to be on target throughout the year.
    • Must be able to prepare monthly financial reports including effective written and verbal communication of variance drivers
    • Ability to work with cross-functional teams (accounting and lease admin) during reforecast, budgeting, and monthly reporting processes
    • In conjunction with the office coordinator and accounting will review, control and manage accounts receivables.

    Education and/or Experience
    • Bachelor's degree strongly preferred
    • Three to five years of related experience in shopping center management or equivalent experience
    • ICSC, IREM, BOMA or other related designations a plus


    Knowledge/Skills
    • Excellent verbal and written communication skills
    • Demonstrated ability to lead and manage a team
    • Intermediate to excellent math skills and analytical ability
    • Ability to work in a team-oriented environment
    • Ability to work in a fast-paced environment, meeting frequent deadlines
    • Demonstrated organizational skills
    • Intermediate to expert ability to use Microsoft Office, Word, Excel and other software programs
