Description:
The General Manager (GM) is responsible for all day-to-day operations of the Resort with the goal of enhancing the ORI experience for owners, renters, and other stakeholders. General areas of responsibility include contractor relations, owner and renter relations, maintenance, safety practices, personnel, finance and accounting, Association CC&Rs and Bylaws adherence, and procurement. The GM must interact with a variety of constituents to ensure the resort is operated efficiently and effectively and is viewed as a responsible member of the Indio community. As an employee of Desert Resort Management, the GM reports to the ORI Homeowners Association (HOA) elected board of directors (BOD), who provide general oversight of the GM and strategic direction for the Resort.

ENVIRONMENTAL DEMANDS

Wage Range: 100k - 117k annually, depending on experience.
Essential Duties and Responsibilities:
HOA Board of Directors and Committee Relations:
- Serve as the primary liaison to the BOD, keeping them informed about any important issues affecting Resort operations.
- Serve as the liaison to HOA committees and provide them with any information they need to perform their functions.
- With guidance from the Board, prepare agendas, financial and legal information, and topic of interest for monthly Board meetings and the annual meeting.
- Establish a relationship with the Association's General Counsel so as to be quickly informed of any legal issues related to HOA operations and to obtain guidance on legal questions that affect the Association.
- Make certain all Resort Rules and Regulations are current and appropriate and that mechanisms are in place for enforcement. When necessary, request the BOD to modify or create new guidelines or regulations for Resort operations.
Customer Service:
- Communicate important Resort information to owners, renters, and other stakeholders.
- Together with office staff, serve as the primary contact for owners and renters.
- Provide prompt and courteous service to all owners and renters and ensure a high degree of customer satisfaction with the Resort and their interactions with its staff. Implement system(s) to measure customer satisfaction and set targets for achievement.
Administrative Functions:
- Organize and direct office operations and staff schedules, approve time sheets and ensure personnel files are maintained for all employees.
- Create and maintain a cohesive team that are inspired to perform at their optimum level by coaching, training, delegating and preparing and delivering timely performance and salary reviews.
- Serve as the primary liaison to the Resort's vendors to make certain the Resort obtains the desired services at the best cost.
- Provide the guidance to Resort security procedures to ensure measures are in place for a safe and secure resort.
Financial Responsibilities:
- Work with the Board Treasurer to prepare annual budgets and ensure that actual costs conform to the budget.
- Serve as the resort financial manager overseeing daily payment of invoices and payroll following best accounting practices and managing cash balances of various accounts.
- Manage the collection process for HOA fees, resort and rental fees, assessments and other income to the Resort.
- Provide recommendations to the BOD and/or appropriate committees of major capital expenditures needed to maintain the appearance and operations of the Resort.
- Ensure that insurance coverage for the Association is appropriate as outlined in governing documents. Review insurance coverage at least yearly and negotiate with insurers to obtain the best coverage at the lowest cost.
- Negotiate with various suppliers to ensure the Resort receives the most reliable service.
Resort Marketing and Community Relations:
- Effectively market ORI as one of the top tier RV Resorts in America.
- Implement procedures and processes to ensure annual goals for lot sales and rental income is met.

Knowledge and Skills
- Knowledge of Microsoft Office products (Word, Excel, Outlook,) at a proficient level.
- Knowledge of the Association Board of Directors, the General Manager, and how those roles interface with the requests of homeowners.
- Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, et) at a proficient level.
- Knowledge of company policies, procedures, and forms.
- Knowledge of conflict resolution techniques at a proficient level.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Self-motivated, proactive, detail oriented and a team player.
- Time management and time critical prioritization skills.
- Understanding of golf course maintenance, facilities management and marketing.
Education and Experience
- Associates Degree Required
- Bachelor's Degree Preferred
- 3 - 5 years of directly related or closely related experience
- 3 - 5 years of Community Association experience
- 0 - 3 years of Management and/or Supervisory experience
Certifications or Licenses
- Industry specific license
- Industry specific certifications (example: CCAM, CMCA, AMS or PCAM)
- Location specific license
