POSITION DESCRIPTION SUMMARY

KKCS is seeking an experienced Maintenance & Operations (M&O) Project Manager to oversee, manage, and coordinate all aspects of pre-construction, bid and award, construction, and project close-out phases for assigned educational facility projects. The position is full-time, contract, W2, and onsite in Los Angeles, CA.

Responsibilities:
  • Manage, oversee, and coordinate pre-construction, bidding, construction, and close-out phases of projects.
  • Review and comment on pre-construction documents.
  • Plan, organize, and prepare detailed progress/status reports for upper management.
  • Coordinate compliance with public agencies during project phases.
  • Manage project budgets and schedules, ensuring qualitative standards are met.
  • Oversee contractors' daily activities, schedules, submittals, and respond to RFCs.
  • Review contractor substitution submittals to ensure compliance with specifications and District requirements.
  • Negotiate contractor change order proposals to achieve fair and reasonable pricing.
  • Monitor and manage payments for contractors, architects, engineers, and related entities.
  • Administer Professional Service Agreements between architects and the District.
  • Coordinate delivery of fixtures, furniture, and equipment by the District.
  • Monitor and manage project close-out, ensuring certification compliance with the Division of State Architect (DSA) and financial close-out.
  • Perform other duties as assigned.

Minimum Requirements:
Experience:
  • Bachelor's degree in Architecture, Engineering, or Construction Management from an accredited institution.
  • A minimum of eight (8) years of full-time professional experience in Project/Construction Management for commercial and/or public/educational facility construction, managing complex projects with construction values of $2M or greater.

Preferred Qualifications:
  • Experience utilizing Building Information Modeling (BIM).
  • Experience with Leadership in Energy and Environmental Design (LEED) certified projects or the Collaborative for High Performing Schools (CHPS).
  • Familiarity with the Division of State Architect (DSA) construction/design/certification process.
