SUMMARY

Support Senior Facility Manager and Maintenance/Facilities Supervisor on all aspects of the operation and maintenance of the facilities.

Control and oversee the building management system (BMS) and environmental control systems for all buildings

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Coordinate and supervise the operation and maintenance of all electromechanical equipment, including but not limited to: chillers, cooling towers, pumps, compressed air system, air dryers, a/c package units, a/c split systems, fans, emergency generators, dehumidification equipment, environmental equipment
Coordination, supervision, and control of contractors for air conditioning systems, compressed air system, chilled water, generators, Building Management System, fire alarm, fire sprinklers, pest control, waste management, etc.
Ensure the testing of the fire alarm/sprinkler systems and coordinate yearly testing with the city and contractors
Attend emergency calls during non-regular working hours. Coordinate response by technician on call or contractor or respond directly as needed
Oversee all the monthly PM's activities. Revise, approve and deliver the monthly forms to Quality Assurance department
Control CMMS program (eMaint) along with Facilities Supervisor. Keep database updated and make changes as needed (new equipment, new work orders, PM's, schedules, assignments)
Control burglary alarm panels and coordinate maintenance and repairs with contractor
Maintain life safety equipment information up to date for internal and external auditors. Maintain blueprints of all buildings
Administrator of Chart Recorder System and temperature and humidity recorders. Provide assistance to different departments that requires environmental information. Provide training and support to operators of these systems.
Perform repairs, modifications, and improvements of air conditioning system directly, with facilities personnel or with contractors
Submit forms to QA for new equipment, out of service, scrap, nonconformance forms, CAPA's, etc.
Participate on Safety Management Team and safety operational team. Perform safety inspections and audits
Monitor utilities usage every month (electricity, gas, water & solid waste). Present quarterly reports to EHS committee and annual report during the ISO14001 Annual Management Review
Control and supervision of universal waste. Provide training to facilities' team.
Support EHS Manager as needed on ISO14001 program

o Insure and control of the recycling program. Provide training to operators and general employees about recycling

o Coordinate and implement facility planning for new energy and equipment methods

o Recommend methods for improving equipment efficiency, reducing waste of materials/utilities.

o Energy conservation, including but not limited to, lighting, motors and controls, a/c systems, chillers
Troubleshoot sources of machinery and equipment problems by observing operation as well as using precision and test equipment
Analyze and evaluate existing systems to make recommendations to improve capacity, efficiency, and safety.
Identify key opportunities for improvement in operations and return-on-investment.
Support Senior Facility Manager with regular budget (planning and control)
Assist Facilities Senior Manager with facility projects (capital and regular budget)
Involved in the design of utility systems including power sources, climate control, water, lighting, and focus on the specific aspect of the overall operation to ensure all systems are working at optimum efficiency
Develop and maintain a database for maintenance parts and materials
Support Manufacturing Engineering with training and performing in-house calibration of several equipment and instruments.
Support department with card access system, CCTV and burglary alarm system

SUPERVISORY RESPONSIBILITIES

Direct or indirect supervision of one or more employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance as needed; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE

Bachelor's degree (B. A.) from four-year college or university; or over 10 years related experience and/or training; or equivalent combination of education and experience.

A master's degree in business administration (MBA) is recommended.

In addition, the following areas of expertise are relevant to this position:
AutoCAD
Experience with safety programs and providing training to other employees
Knowledge of DOE-EPA Energy Star Program
Experience with ISO14001 program is recommended
Experience in vibration analysis is recommended

LANGUAGE SKILLS

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and/or boards of directors.

MATHEMATICAL SKILLS

Ability to apply advanced mathematical concepts such as exponents, logarithms, quadratic equations, and permutations. Ability to apply mathematical operations to such tasks as frequency distribution, determination of test reliability and validity, analysis of variance, correlation techniques, sampling theory, and factor analysis.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

CERTIFICATES, LICENSES, REGISTRATIONS
Facility Management Professional (FMP) or Certified Facility Manager (CFM) certifications are recommended
A Certified Energy Management (CEM) certification is recommended
OSHA 10 as a minimum, OSHA 30 is recommended
