Design Build Projects:
Attend pre-bid and/or pre-proposal meetings, document instructions and disseminate information to the entire design/build team;
Read completely, study and have knowledge of all of the MEP design and submittal requirements of the RFP;
Monitor the design team, estimators and proposal preparers to make sure that all electrical requirements are addressed in a complete and professional manner;
Assist the Vice President of Preconstruction & Estimating, or their designee's, efforts to protect profitability of each project;
Confirm that MEP estimates are adequate and correct for the project and that all MEP requirements of the RFP are addressed in the estimate;
Assist the Project Team in the selection and/or bid process for MEP subcontractors including recommendations of preferred subcontractors, and the solicitation, receipt, review and analysis of bids and the award of contracts;
Work with Project Team to attain all pertinent data (bid, final buy-out, and actual job cost including any changes) needed to create and update a reliable data base.
Proposals on Negotiated Projects:
Assist in working with the Business Development and Preconstruction Departments to respond to MEP issues/questions included in client Request-for-Proposals for projects that involve a negotiated selection process in lieu of a hard bid process;
Assist in preparing and/or customizing existing documents that respond to MEP requirements of the RFPs including schedules, estimates, fee and general condition proposals;
Participate in interviews and presentations with clients as needed to secure the project.
Preconstruction Services:
Attend early client meetings with the Senior VP or Director of Pre-construction, or his designee, and assist in performing pre-construction services that involve MEP work;
Participate in turnover meetings to construction team, as needed;
Secure MEP cost info for project in order to include in cost history database once bids results are in;
Assist KBE legal counsel to pursue, defend and/or resolve disputes involving MEP work.
MEP Field Inspection:
Develop a schedule and assign a MEP specialist to perform periodic inspections and review with KBE project personnel to assure quality and performance of MEP or Special Systems subcontractors;
Review all written inspection reports, generated by MEP specialists and distribute to the Operations team within 48 hours of the visit;
Provide assistance as needed to ensure that comments noted on reports are followed up on and corrected in a timely manner.
Miscellaneous:
Review, comment and participate in negotiation of change orders on claims as appropriate;
Continue personal training through attendance at relevant seminars and classes;
Work with the Estimating Team to create, populate and update a Cost History with MEP cost information on projects that are budgeted, bid (whether or not KBE is successful) or negotiated;
Work with KBE BIM Specialist to provide information and to critique/solve clash detection items to insure a thorough and successful constructability process.
