Job Summary
Key management position responsible for serving as a strategic resource and advisor to key stakeholders throughout the System. Providing comprehensive oversight and direction of NGHS Properties which includes fulfilling the day to day responsibilities of the Manager position, supervising Properties staff. Responsible for all property leasing and property management oversight, to include contract negotiation, contract management, coordination of repairs and maintenance, property site visits, and market rate appraisals.

Minimum Job Qualifications
- Licensure or other certifications: Valid Driver's License
- Educational Requirements: Bachelors Degree. B.S. or B.A in a related field.
- Minimum Experience: Bachelor's degree in business, accounting or related area and five years of progressive experience in real estate planning, operations and property management experience. Experience and Knowledge in commercial properties management and leasing is required.

Essential Tasks and Responsibilities
1. Lease Administration
- 1A Negotiate initial leases and lease renewals to include economic terms within established guidelines and market values. Oversee all aspects of property leases including tenant move in/out, building conditions, repair/maintenance, and capital and operating budgets.
- 1B Monitor lease action and expiration dates to ensure lease renewals within the prescribed terms. Collaborates/manages relationships with third-party property management firms as appropriate.
- 1C Manage all aspects of the leasing process to include tracking key dates, negotiating on behalf of NGHS for favorable terms/conditions, working closely with the legal team to prepare and finalize leases and coordinating with construction teams on rental space projects
- 1D Provide oversight of team responsible for lease files, including uploading all lease documents to appropriate software database; providing lease abstracts for all new leases
- 1E Track annual rent escalations, work in concert with NGHS Accounting Department to assure appropriate allocations and collections
- 1F Manage market and site tours for stakeholder departments & prospective tenants
- 1G Appropriately manage inquiries from brokers and general public on available space
- 1H Evaluate effective use of space by all NGHS entities with goal of eliminating waste, minimizing rent paid by NGHS and optimize collections of rent payments for NGHS owned spaces.
2 Space Planning
- 2A Actively participate as a member of the NGHS Space Planning Team
- 2B Assist with the space management process to comprehensively catalog all current and available space and all space utilization requests
- 2C Work closely with the architects and senior management to optimize design concepts and standards that are consistent with the priorities of NGHS
- 2D Monitor market conditions for properties and recommend new opportunities to senior management
- 2E Identify, analyze and evaluate properties opportunities based on NGHS' needs and recommend action to Senior Management
3. Reports
- 3A Prepare routine reports for senior management on status of leased properties, pending lease expirations, capital and operational funding needs, market studies, and other related/ad hoc reports
- 3B Primary point of contact for all property management related communication and reports
4 Property tax Management
- 4A Responsible for property tax management, appeal for exemptions and monitoring compliance
- 4B Works with others to review occupancy and file tax appeals as needed
5 Other Duties
- 5A Responsible for all assigned projects from budgeting through the close-out phase to ensure efficient use of the organization's financial resources

- 1A Through oversight of support services: Approve invoices as needed for tenants/timeshare suites, Process related service requests, and Serve as primary point of contact for Tenants

- 2Ai Evaluate repair requests to determine if NGHS is responsible
- 2Aii Assist with work orders on repairs not performed by NGHS
- 2Aiii Assist with landlord work requirements, turnover of space, and tenant improvements

- 2Bi Assist with projected income worksheets during budget process
- 2C Northeast Georgia Physicians Group/Georgia Heart Institute
- 2C1 Assist with onboarding new physicians and practices
- 2D Compliance
- 2Di Obtain "Market Lease Rate" evaluations and ensure agreements meet compliance requirements
- 2E Risk Management/Legal
- 2Ei Direct liaison to attorneys' offices during preparation of contracts and other related lease documents
- 2Eii Ensure outsourced properties activities are in compliance with the applicable regulatory and contractual requirements
