As the Operational Controller, you will be a part of the core regional management and execution team and play a major role in developing and guiding the strategic direction of the business. This position will provide leadership and direction to ensure the development of relevant business information through budgeting, strategic planning, profitability analysis and asset utilization analysis.

- Provide guidance and input regarding key performance metrics, including weekly "balanced scorecard" creation and data set tracking for sales, traffic, customer satisfaction, building time, permitting, etc.
- Support management with monthly forecasting of sales, starts, closings, annual planning, and 5-year strategic planning.
- Assist in the development of margin tracking from time of sale through the closing of the home to ensure that we are adequately tracking margin erosion. Work with division presidents to ensure the margin at contract execution is achievable
- Prepare risk analysis and work with division presidents to understand the impact of these risks (examples - customer deposits, contingent sales contracts, aged lots, etc.)
- Prepare regional closing calendar for planning and execution purposes
- Track anomalies in days under construction and provide variance analysis to divisions
- Review sales price trends vs CMA market data to assist division presidents with maximizing margins as the market allows, or move pricing down as dictated.
- Standardize the process of non-contract expenses (VPOs) to assist divisions with understanding the impact of these out-of-scope expenses
- Assist Resource Planning Director with hard cost reduction efforts through tracking and reporting
- Work with data scientists to perform detailed analytics on cycle times of building and permitting of homes; review permitting process and develop process to shorten cycle times
- Update and monitor lot acquisition progress for existing lot purchase agreements and scattered lot funds
- Participate in monthly financial reviews with corporate and divisions
Qualifications
- Bachelor's degree in finance, construction management, or related field.
- 1-3 years direct homebuilding experience a plus.
- Proficiency in Excel is essential.
- Excellent oral and written communication skills are necessary.
