Operations Manager - Critical Environments & Engineering is responsible to bring best-in-class workspaces, facilities and amenity services that align with Schwab's mission, values, and objectives.
Operations Managers (OPS Manager) are responsible for Service provider set up, contract governance, verification of completed works, and the accurate and timely preparation of invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policies.

Schwab Critical Environments & Engineering (CEE) is a highly collaborative department with Operations Managers partnering with the Technical Facility Manager (TFM), Engineering, Finance, Events, Security, and Desktop Technology teams to ensure timely and accurate performance of routine, Engineering service requests. Regular interaction with TFMs and contract vendors offers our OPS Managers the chance to display their relationship-building skills.

This opportunity is based in Richfield, OH.
Your primary responsibilities could include, but are not limited to:
- Responsible for planning, scheduling and self-performing maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
- Write and validate EOP's, SOP's and MOP's for all facility procedures.
- Responsible for parts inventory, stock replenishment and utilizing procurements systems. Management of critical parts inventory is a requirement for this role.
- Builds relationships with Service Providers and provides third party training to suppliers for accurate and timely invoicing.
- Provides guidance to service vendors responsible for completing repairs, upkeep, supply ordering, and general services following the direction of the TFM and agreement terms and conditions
- Responsible for accurate and timely preparation of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policies.
- Provide support for daily operations for the critical environments team TFMs (Technical Facilities Manager) across multiple buildings and regions.
- Partner with the Contract and Supplier Setup (CASS) team to assist with new supplier setup and registration.
- Partner with Computerized Maintenance Management System (CMMS) administrator to ensure workflow rules, escalation lists, assets, schedules, and property details are current in the database.
- Attention to detail on invoice review to ensure accurate GL (General Ledger), project, and cost center coding prior to submission to accounts payable
- Update OLA (Operating Level Agreement) as directed by manager to document best practices and to support repeatable and consistent workflows.
- Develop and distribute reports as requested by CEE (Critical Environment & Engineering) management.
- Assist TFMs with month end finance meetings and accruals, as requested.
- Coordinate with Finance
- Assists as required on event & conference set-up and support.
- Consult on annual capital budgets in the direction of the Director of Critical Environments & Engineering.
- Ensure access privilege and rights profiles are current and accurate.
- Serves as single point of contact to address and answer user questions and support issues.
- Host and facilitate reoccurring CEE team work sessions as an active participant.
- Occasionally be assigned and expected to complete special administrative projects sometimes individually or by work group.
- Assist with On-boarding new hires

Required Qualifications:
- High school diploma or general education degree (GED) required.
- Minimum of 4 years of related experience and/or training.
- Experience with Microsoft Office Suite.
- Experience writing routine correspondence, log-notes, and status updates in work order systems
- Available after hours and in emergency situations.
Preferred Qualifications:
- Bachelor's degree preferred with focus on business, technical or management.
- Prior supervisory experience not required.
- Universal CFC certification, and Local Operating Engineers or trade license preferred.
- Proficient using CMMS, CAFM and project planning software.
- Awareness of architectural, electrical, and mechanical systems.
- Developing knowledge of contracts, leases, and related legal documents.
- Comfortable multi-tasking, staying calm under pressure and understanding results are expected.
