Job Description

We are seeking a highly skilled and experienced Preconstruction Leader to join our team. In this role, you will regularly participate in presentations to secure new work, maintain a detailed knowledge of all key Owner and Contractor contract terms and conditions, and prepare detailed estimates at various stages of project development. You will lead the Value Engineering process to align project scope with clients' budgets and prepare and analyze cost models during Design Development. You will also create subcontractor and material supplier bid lists, lead the solicitation process to ensure proper bid coverage, and coordinate the assembly of preconstruction materials for presentation purposes. This role requires a deep understanding of material unit costs, construction methods, and the ability to coordinate and lead a team of preconstruction associates on larger projects.
Responsibilities
  • Regularly participate in presentations to secure new work.
  • Maintain a detailed knowledge of all key Owner and Contractor contract terms and conditions.
  • Prepare detailed estimates including general conditions at various stages (conceptual, schematic, design development, construction).
  • Lead Value Engineering process to align project scope with clients' budgets.
  • Prepare and analyze cost models during Design Development.
  • Create subcontractor and material supplier bid lists.
  • Lead the solicitation process to ensure proper bid coverage.
  • Prepare bid packages, obtain bids from subcontractors and material vendors, and analyze these bids.
  • Coordinate the assembly of preconstruction materials for presentation purposes to the Owner.
  • Possess a working knowledge of material unit costs, systems square foot costs, and total building square foot costs.
  • Coordinate and lead a team of preconstruction associates on larger projects.
  • Keep current on changes and trends in construction methods, materials, costs, wage rates, fringes, and working rules.
  • Identify and qualify new material suppliers and subcontractors for the subcontractor database.
  • Participate with the Director of Preconstruction in strategy meetings regarding the approach to projects or estimates.
  • Ensure detailed preconstruction and preliminary construction schedules are developed for each estimate.
  • Visit ongoing projects to verify estimate status versus project status, meet with the project operations team, and compare work in place to estimates.
  • Familiarize with all Policies and Processes relevant to this position.
  • Understand the bid/GMP process as it relates to a project's financial success.

Additional Skills & Qualifications
  • 5-10 years of experience in a Preconstruction position successfully completing Design Build or Construction Management at Risk projects.
  • Bachelor's degree in a construction or architecture-related field.
  • OSHA 30-hour certification preferred.
Work Environment

The work environment is dynamic and collaborative, involving regular interaction with clients, subcontractors, and material suppliers. You will work with a team of preconstruction associates, utilizing the latest construction methods and materials. The role requires occasional site visits to verify project status and ensure alignment with estimates. Our office encourages continuous learning and staying updated on industry trends. Dress code is business casual.

Pay and Benefits

The pay range for this position is $100000.00 - $180000.00/yr.
