Job Descriptions:
  • Build strong, long-lasting relationships with clients & trade partners.
  • Ensure overall client satisfaction through timely and professional responses to questions and concerns, submission of deliverables, and proactively identifying and addressing issues.
  • Prepare tender documents, including trade comparison sheets, drawings distribution lists and distribution of tender invites.
  • Review and adjust trade scope accordingly based on the tender drawings and project requirements.
  • Identify value engineering throughout the preconstruction phase.
  • Responsible for preparing, negotiating and execution of trade contracts, including setting up the project templates of Letters of Intent and applicable schedules.
  • Liase with the construction team on startup construction and preconstruction handover meetings.
  • Work simultaneously on multiple projects at various stages in the pre-construction process.
  • Review and comment on the project plans and specifications at all stages of design development.
  • Develop, manage, and update the overall preconstruction and preliminary construction schedule.
  • Analyze and review project-specific risks and recommend options for mitigation.
  • Review and comment on tender results and project budgets.
  • Liase with the company Senior Management team with respect to trade contracts.
  • Work closely with the estimating team in the preparation of estimates.
  • Liase with the Development Team, in obtaining various permits such as demolition, tree removal, etc.
  • Accountable for documentation management and administrative activities.
  • Plan, lead, and schedule pre-construction planning meetings with internal and external stakeholders.
  • Build and maintain excellent and professional relationships with clients, consultants and subcontractors
  • Direct, manage, mentor, support, and help grow other team members such as Pre-Construction Coordinators;


Job Requirements:
  • Minimum 5 years of experience in the construction field, preferably on high rise residential projects;
  • Experience managing the preconstruction phases of complex & multiple projects.
  • Track record of driving projects forward to starting construction, including leading and managing consultant teams.
  • Ability to tender and negotiate Trade Contracts as it relates to the Preconstruction Process.
  • Strong communication, planning and execution skills.
  • Demonstrated ability to effectively manage timelines and budgets to ensure delivery of project objectives.
  • Strong problem-solving and judgment skills.
  • Proven track record of developing relationships with, sub trades, consultants, and clients.
  • Experience with process value engineering, and documentation control.
  • Ability to thrive in a fast-paced, challenging and constantly changing work environment.
  • Excellent interpersonal, communication and presentation skills.
  • Strong computer skills (Word, Excel, Outlook); MS Project.
  • Ability to use a personal car
