The Procurement Manager is responsible for sourcing and implementing strategic procurement initiatives that leverage buying power, drive cost savings, negotiate contracts, improve supplier performance, and standardize and create efficiencies in existing processes to support and enhance business efforts for American Campus Communities (ACC). This position is highly skilled and results-oriented, requiring a strong aptitude for sourcing, negotiating, commodity and category management, data and financial analysis, business intelligence analysis, supplier relationship management, etc.

Critical Duties:
  • Oversee and manage processes for sourcing and evaluating procurement initiatives including, but not limited to: conducting return on investment (ROI) analysis, vetting vendors, gathering pricing information and/or bids, contract and services negotiation (including warranties), record keeping, product availability, material quality and durability, delivery schedules, consistency in supply chain, invoicing and payments, proper and quality installation and/or services, completing competitive Request for Information (RFIs) and/or Request for Proposals (RFPs) processes that effectively leverage Blackstone portfolio resources.
  • Responsible for sourcing and evaluating materials and services, purchasing, cost and cost reduction opportunities, consolidation and waste reduction opportunities, etc. to include, but not limited to: vendors and/or suppliers, categorizing and tracking, material quality and durability, long-term availability, consistency of supply chain, replaceability, replication and scalability opportunity, etc.
  • Develop, coordinate and implement communications for procurement services processes, policies, and/or projects, to include, but not limited to: new and/or changing vendors and/or suppliers, new and/or changing materials and/or products, consolidation and waste reduction initiatives, quality control initiatives, etc.
  • Conduct quality control analysis and evaluation on procurement initiatives, services, and Company implementation to include, but not limited to: user acceptance and compliance related to services and processes, policy implementation and compliance, review of purchase order records and invoicing, quantity and spend analysis, budget to actuals, vendor and/or suppliers, order and delivery timelines, contracts and associated details and/or documentation, internal stakeholder feedback and/or notes, etc.

Essential Duties: (Other duties may be assigned)
  • Utilize consistent and sound compliance monitoring to identify operational efficiencies and/or opportunities to strengthen spend management and budget analysis.
  • Collaborate closely with identified internal stakeholders and utilize ROI analysis to identify and recommend procurement services and opportunities in line with departmental and organizational goals.
  • Contribute ideation, analysis, review, recommendations, etc. to ongoing procurement opportunity assessments and projects across the organization, and actively participate as assigned and/or directed in delivering those projects to completion.
  • Contribute to the use and evaluation of technology advancements and opportunities to streamline and/or automate procurement strategies that minimize manual processes, create transparency in company spend, monitor ongoing compliance, and create a purchasing platform for the organization.
  • Contribute to vendor and supply chain risk assessments tracking issues and vulnerabilities to minimize loss and overall business risk. Implement and maintain a supplier diverse business strategy, incorporating diverse-owned business, suppliers, and vendors into the Company's supply chain and business practices.
  • Implement policy for vendor management control processes and KPI's to inspect, evaluate, communicate findings and/or recommendations and efficiencies related to vendor materials and services.
  • Implement and manage processes related to regular and ongoing purchasing, logistics, warehousing, delivery, etc. of materials and services.
  • Solicit feedback from internal stakeholders and/or business owners on vendors, suppliers, partners, etc. on services provided in relation to the needs of the business.
  • Maintain a strong working knowledge of procurement best practices, efficiencies, and scalability practices to optimize Company resources and efforts.

Supervisory Responsibilities:
  • May assist in supervision as requested including interviewing, hiring and training employees, planning/assigning specific tasks related to assigned projects.

Qualifications

Education/Experience:
  • 3-5 years' experience in purchasing and procurement.
  • Bachelor's degree and/or equivalent combination of education and experience.

Certificates/Licenses:
  • N/A

Knowledge/Skills/Abilities:

Knowledge of:
  • Best practices related to procurement strategies and processes, negotiation, supply chain, installation, etc.
  • Advanced Microsoft Office Suite.

Skill in:
  • Establishing vendor and supplier relationships.
  • Procurement ordering and logistics principles, including furniture specifications, lead time management, invoicing, budget adherence, etc.
  • Effective written and verbal communication with both internal and external resources, including public speaking and presenting.
  • Interpersonal communication and collaboration.
  • Project and time management.
  • Systematic, detailed, organized approach to work, with a curious, creative approach to challenges.
  • Organization and analytical approach.
  • Presenting information and responding to questions from groups of managers, clients, customers, and coworkers.
