Description
This position is for an experienced project manager with a proven successful track record who can provide leadership and supervision for the development and completion of medium to large size projects over $5M, major repairs, renovations, and other special repairs or maintenance tasks. Candidate shall have the ability to organize major stakeholders input to develop owner project requirements, solicit design proposals and develop detailed scopes of work, solicit and evaluate quotes and bids from contractors, consultants, vendors, and suppliers. This position shall have demonstrated ability and knowledge of construction plan development, construction phasing and scheduling, construction techniques, quality control and assurance, problem resolution, and project closeout. This position is expected to facilitate and direct project scheduling and progress of work to ensure completion of work on time and on budget and project delivery in accordance with College Purchasing Policies and stakeholder expectations.

Description

Examples of Duties
- Manage all phases of construction projects including but not limited to OPRs, budgets, schedules, plans development and plan review, contracts, construction, accounting, QA/QC, change orders, direct POs, owner POs, VE review, punchlist, and closeouts.
- Communicate with on-campus customers, co-workers, students, faculty, staff, contractors, governmental agencies, and regulatory agents in a professional manner.
- Consult and review plans and concepts with FM Team Leaders to ensure construction project meets maintainability and college standards.
- Utilize BC GIS to collect all relevant data and add to GIS database
- Develop and maintain complex phased budgets for projects from preliminary estimates through construction documents for projects in excess of $5M.
- Prepare owner project requirements, bid documents, and scope of work for design consultants, provide metric based recommendations on design solicitation, and ensure design meets owner's project requirements.
- Develop scope of work and bid documents and manage construction for minor projects and major repair work.
- Help in identifying materials/vendors necessary for completion of minor projects and major repairs.
- Monitor work progress, create routine progress reports, and ensure satisfactory completion of work according to college standards and per contract documents.
- Review quotes and bids and assist with preparation of purchase orders.
- Schedule and coordinate work with contractors and building occupants.
- Work necessary overtime and emergency call out hours.
- Work with Administrative Team and Team Leaders to develop major repair schedule, budget, and capital planning.
Typical Qualifications
Education required to ensure success in this position:
- Bachelor's Degree in Engineering or Construction Management required.
- 8-10 years relevant project management experience
- Manage all aspects of design process between stakeholders and architect/engineering firms
- Perform review of all aspects of construction plans
- Ability to create and manage complex project budgets including costs from design, construction, enabling projects, FFE, and equipment.
- Demonstrated leadership skills;
- Demonstrated skill in maintenance and construction management techniques for renovation and new construction.
- Ability to prepare estimates through schematic, design development, and for construction design phases
- Delegate tasks on the projects to consultants and contractors who are best positioned to complete them
- Make effective decisions when presented with multiple options for how to progress with the project or task
- Serve as a point of contact for teams when multiple units are assigned to the same project to ensure team actions remain in synergy
- Communicate with key project stakeholders to keep the project aligned with their goals
- Perform quality control on the project throughout development and construction to maintain adherence to standards.
- Create and adjust detailed project schedules and cash flow analysis
- Prepare quarterly and annual project progress reports for distribution to major stakeholders
- Ability to follow and provide oral and written instructions
- Ability to establish and maintain collaborative working relationships with others
- Ability to read and interpret documents such as plans, blueprints and drawings
- Ability to effectively task shift and manage multiple project simultaneously
- Mastery knowledge of project delivery methods including: design-bid-build, design-build, and CM at risk.
- Provide leadership and mentorship to project management team
- Valid KY Driver's License
- Ability to obtain other certifications as job requires
- PE, PMP, and/or CEFP preferred.
- Ability to walk and stand for prolonged periods of time
- Ability to lift and carry up to 25pounds
- Ability to work in all-weather environments and traverse campus on foot including use of ladders and scaffolding
