PROJECT MANAGER SCOPE OF WORK

Job Description

Responsible for management of all activities for construction project. Ensures that projects are completed on schedule and within budget, according to contracts and plans.
Relies on extensive experience, judgment and problem-solving abilities to plan and accomplish goals.
Performs a variety of tasks including but not limited to:
  • Manage entire project Pre-con to project closeout/turnover
  • Assist with project staffing
  • Manage field office and field staff and subcontractors.
  • Coordinate with main office including remote meetings and progress reports
  • Assist in contract buyouts
  • Review all subcontracts scopes
  • Maintain Project Safety
  • Coordinate with expeditor on any permitting or plan processing
  • Coordinate logistics plan with Superintendent
  • Create and update project schedule
  • Review Requisitions
  • Review and validate any subcontractor's Request for Change Orders
  • Prepare Request for Change Orders to be submitted to client
  • Plan Management
    • Check plans for conflicts
    • Review and distribute to trades any revisions to plans
    • Maintain field set and with current updated sheets
    • Determine which revisions to be submitted to AHJ
    • Process and track plan revision through city
    • Maintain redline set
  • Review & distribute submittals
  • Review and Process R.F.I.'s.
  • Conduct periodic meetings
    • OAC meetings
    • Trade meetings.
    • Conduct staff meeting
    • Take and distribute meeting minutes
  • Periodic site inspection to check:
    • Field progress
    • Safety
    • Housekeeping
  • Resolve subcontractor's problem and disputes.
  • Responsible for proper documentation and record keep.
  • Close out all inspections and permits.
  • Coordinate close out procedure.

Preferences :
GC license (active or inactive) or Bachelor's degree in Construction Management, Architecture, or Engineering.
At least 10 years of experience in the field predominantly in multifamily, preferably in condo projects
Proficient in Microsoft Office products
Familiar with Procore
Familiar with a variety of the field's concepts, practices, and procedures.
Must have good problem-solving abilities.
