Job Description
PURPOSE OF POSITION
A Project Manager, is responsible for overseeing the project from initiation to close out for renovations and new build-outs including specification of furniture finishes and equipment. The project managers duties include upholding the process for design and construction of projects while creating and adhering to budgets to complete project related tasks. Project manager also must verify contracts to ensure that current practices align with the owner's expectations as well projects are completed on time.
AREAS OF RESPONSIBILITIES
Perform due diligence surveys and provide pre-design reports for project initiatives
Take the lead in the development of scope, cost, and schedule for project work
Schedule project engagements with stakeholders to ensure accountability of team members
Ensure that the project complies with all safety and Medical Facility regulations
Conduct an in-depth analysis of the project to come up with the deliverables
Establish risk factors, then manage and mitigate them to ensure the construction goes on smoothly
Work closely with Architects and Engineers to establish the requirements for the construction
Review proposals and contracts for accuracy
Actively Interact with vendors, negotiate contracts, and coordinate subcontractors' activities. Maintain accurate documentation of RFPs and contracts
Proven ability to delegate tasks to workers, subcontractors, and team members, and manage issues proactively
Secure and organize project closeout documentation and prepare final reports
Must possess to produce schematic design drawings and manage the MEP (Mechanical, Electrical, and Plumbing) components of design and construction
Strong technical background in the MEP components of design and construction
Proactively manage project-related issues on account or assignment
Coordinate and track all Vendor RFP's. Maintain accurate and consistent electronic files and documentation.
Coordinate activities of sub-contractors and relocation of clinical functions.
Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials.
Proactively focus on meeting client and project requirements in a timely and cost-effective manner.
Prepare contractor pay applications for payment
Prepare capital expenditure requests, process invoices, manage change orders, and submit contractor pay applications. Track and update project financials, budgets, and status reports. Procurement, Financials, Reporting, Submittals and Change Orders in order to fully understand project implications based on minimal conceptual information.
Minimum Qualifications
1. A baccalaureate degree from an accredited college or university in engineering, architecture, construction management or in an approved related program; and
2. Five years of responsible capital program implementation-related experience, including at least two years in administration, management, or expediting substantial phases of capital projects; and
3. Ability to handle complex, allied, technical and commercial problems related to various project management functions with independent judgment, tact, and initiative.
4. Related experience may be substituted on a basis of two years of experience to one year of education.
5. Graduate education may be substituted for up to one year of experience.
