Position Summary:
Hartford HealthCare is seeking a highly skilled and motivated Real Estate Asset Manager to join our team. In this role, you will oversee the management and optimization of Hartford Healthcare's ambulatory real estate portfolio, ensuring that it aligns with organizational goals and supports the delivery of high-quality healthcare services. You will be responsible for identifying opportunities for cost savings, operational efficiency, and strategic growth. This position requires a leader with a deep understanding of real estate assets, strong financial acumen, and experience in healthcare facilities management.
Develop, execute, drive and consistently evolve a comprehensive asset management strategy in alignment with HHCs goals and growth targets. Develop and maintain relationships with key real estate owners, developers, brokers, bankers and consultants. Present recommendations and updates with respect to existing or potential ambulatory / real estate developments. Oversight of all elements related to buy / hybrid / lease negotiations for new locations, renewals, optimization of existing locations, consolidations, remodels and proposed developments. Work closely with the strategy and finance teams to ensure strategic alignment to budgetary goals and financial targets. Develop insights and recommendations based on market analysis and performance metrics. Partner with legal to standardize our contractual agreements that are advantageous to HHC. Perform ad-hoc assignments as requested. Lead and execute special projects as necessary. This role will directly report to the Vice President of Ambulatory Development & Real Estate.
Position Responsibilities:
Key Areas of Responsibility
Oversee the management of Hartford HealthCare's real estate portfolio, including acquisition, disposition, leasing, and asset optimization.
Develop and implement long-term strategies to maximize the financial performance of the real estate portfolio.
Collaborate with executive leadership to align real estate strategies with the overall business goals of Hartford HealthCare.
Manage relationships with external property managers, real estate brokers, contractors, and other service providers.
Provide leadership in the negotiation and execution of lease agreements, vendor contracts, and other related real estate transactions.
Conduct regular financial analysis and reporting to track portfolio performance, including lease renewals, occupancy rates, and market trends.
Evaluate and recommend capital improvements or renovations to enhance facility functionality and patient care.
Stay up to date on trends and best practices in healthcare real estate management to continuously improve processes and outcomes.

Number-Indirect Reports: Many external partners, consultants, vendors
If applicable, describe nature of supervision of any External vendors, contractors, affiliate organizations, etc.
This position will be responsible for interaction with Leadership teams, physician partners and potentially new partners to assist in producing and advancing growth. They will manage vendor relationships through contractual agreements. This position will also leverage brokers, consultants, vendors, landlords to execute their role effectively.

Education
Minimum: Bachelors Required or equivalent experience
Preferred: Real Estate, Finance, Business or related field
Experience
Minimum: 6 or more years in real estate asset management
Preferred: Strong financial and analytical skills, with experience in budgeting, forecasting, and real estate valuation
