Key Responsibilities:
- Participate in the acquisition and development of next generation, multi-family affordable housing.
- Prepare cost estimates and feasibility analyses for real estate development projects based on various construction technologies and technical drawings.
- Develop schedules for development projects from the initial land acquisition phase to complete turnover of project using scheduling software like P6.
- Participate in the development of project strategic planning and maintain detailed project communications and recordkeeping.
- Coordinate with project Architect, Contractor, and other project team members to meet project objectives and resolve issues.
- Assist with preparation and submission of statutory project documentation and approvals related to project work.
- Execute project controls activities (cost, estimating and scheduling) on specific projects to ensure compliance and accuracy of financial forecasts with tie-in to project schedules.
- Review and manage procedures for handling changes to contract documents, monthly valuations, drawing submissions, change orders, substitutions, etc.
- Research new technology and development tools to remain abreast of current and emerging technology.
- Conduct thorough market research and analysis to identify potential real estate opportunities.
- Collaborate with the acquisitions team to evaluate and assess the feasibility of potential projects.
- Assist in the preparation of financial models and investment models.
- Coordinate Project Planning, Design, and Construction Activities, ensuring projects are completed on time and within budget.
- Liaise with external consultants, architects, contractors, and other stakeholders to facilitate project progress.
- Monitor Project timelines and milestones, identifying and mitigating potential risks.
- Assist in Financial Modeling and Analysis to evaluate the profitability and return on investment for various projects.
- Track project budgets, expenses, and financial performance against projections.
- Ensure compliance with all relevant laws, regulations, and permitting requirements.
- Maintain accurate project documentation, contracts and records.
- Prepare regular reports for senior management detailing project status, financial performance, and key performance indicators.
- Provide insights and recommendations for optimizing project outcomes.
- Establish and communicate goals, objectives, and performance standards.
- Track and document associate performance, and promote professional development and training opportunities for staff.
- Coach/counsel associates and resolve conflicts, as necessary.
- Motivate associates, developing leadership skills and delegating tasks and projects as appropriate.
- Manage and promote change, and interview and select personnel.
Minimum Requirements:
- Minimum of a U.S. Master's degree in Civil Engineering or Construction Management, or the foreign degree equivalent.
- Experience with construction project management.
- Experience with building information modeling using Revit and Navisworks.
- Experience with construction project scheduling using Primavera P6 and Bluebeam.
- Experience with Adobe and AutoCAD.
