As a key leader in KPI's Lifetime Services team, the Regional Manager of Resident Maintenance Services drives maintenance excellence across the region, ensuring optimal performance of assets and alignment with our mission to provide innovative solutions that empower clients to achieve higher performance. The role emphasizes collaboration, creativity, and accountability in delivering tailored solutions that inspire confidence and trust among our clients and teams.

In this role you will manage Resident Maintenance Facility Managers directly. The operational effectiveness, execution of contractual obligations and launch or acquisition sites within your region.
Leadership and Team Development
a. Mentor and guide a diverse team of Facility Maintenance Managers, Shift Supervisors, and Technicians, fostering accountability, teamwork, and empathy.
b. Promote training programs that inspire creativity and innovation while ensuring adherence to safety and operational excellence.
c. Build a culture of trust and collaboration to enhance employee satisfaction and career growth.
2. Operational Excellence
a. Ensure seamless execution of preventive and corrective maintenance programs, maximizing equipment uptime and minimizing downtime.
b. Perform root-cause analysis to identify and address recurring issues, fostering a proactive problem-solving approach.
c. Oversee resource allocation, ensuring efficiency and accountability in all operations.
3. Client Partnership and Relationship Management
a. Act as a trusted partner to clients, understanding their needs and providing innovative, tailored solutions to ensure operational success.
b. Lead Quarterly Business Reviews (QBRs) to align with client expectations and performance metrics.
c. Maintain transparency in all communications, building client trust and satisfaction.
4. Safety and Compliance
a. Uphold KPI's commitment to safety by enforcing rigorous safety protocols and ensuring compliance with company and regulatory standards.
b. Lead safety training programs and conduct regular audits to proactively mitigate risks.
5. Strategic and Financial Management
a. Develop and manage regional budgets, ensuring alignment with contractual obligations and financial goals.
b. Drive cost-saving initiatives while maintaining high service quality.
c. Leverage innovative technologies, including CMMS platforms, to track performance and optimize processes.
6. Continuous Improvement
a. Champion the relentless pursuit of the right solutions by encouraging creative problem-solving and continuous improvement.
b. Identify and implement strategies to enhance operational efficiency, reduce waste, and improve service delivery.
Requirements
Education:
o bachelor's degree in engineering, Facilities Management, Business Administration with automation management experience (or equivalent experience).
Experience:
o 10+ years of leadership experience in maintenance management or similar roles, with experience in preventive maintenance systems, automation technologies (AMR, AGV), and facilities management.
o Proven ability to manage complex, multi-site operations and lead high-performing teams.
Skills:
o Strong problem-solving and critical-thinking skills to inspire creativity in finding solutions.
o Proficiency in CMMS platforms, Microsoft Office tools, and technical expertise in interpreting blueprints, schematics, and wiring diagrams.
o Exceptional communication and interpersonal skills to build trust and foster teamwork.
o Understanding and experience in administering a Preventive Maintenance Program
o MS Office tools and applications (SharePoint, Teams, Office, etc)
This can vary based on region and customer base in the area however, ideally, would have fewer than 8 direct reports. Responsible for the following:
Oversee Facility Maintenance Managers and site leadership teams, fostering accountability and empathy.
Manage team schedules, performance reviews, and career progression while promoting safety and operational excellence.
Must be local to the region and available to work on-call hours, including weekends, nights, and holidays.
Ability to lift and carry up to 50 lbs., climb ladders, work in confined spaces, and perform other physical duties as required.
Work requires ability to identify and distinguish colors, depth perception, eye-hand coordination and manual dexterity.
Must have a valid driver's license and safe driving record.
