Job Title: Regional Property Supervisor or Director
Salary Range: $140,000 to $175,000
Location: Greater Los Angeles or Orange County, California
Job Summary: The Regional Property Supervisor/Director is responsible for the long-term operating performance and profitability of a portfolio of properties within a designated region. The Regional Supervisor/Director will develop and execute strategic plans given the individual needs of each asset, implement revenue enhancing programs, ensure high customer satisfaction and monitor the financial performance of each asset. This role is instrumental in the development of company-wide policies, and procedures, including the implementation and adoption of technology programs. The Regional Supervisor/Director will forecast changing market dynamics and make prompt appropriate business decisions that are in the best interest of the asset and the owner. Financial results will be derived through exceptional leadership of on-site team members and clear communication of goals and expectations.

Essential Duties and Responsibilities:

Leadership:
- Recruit and retain an exceptional team of Community Managers.
- Ensure the expectation that all staff members provide the highest level of service to residents and customers. Develop and mentor the strengths of team members with a focus on promoting from within when possible.
- Promptly identify, counsel, and coach team members not meeting expected performance outcomes.
- Establish and communicate expectations and goals on an on-going basis.
- Take ownership of and implement operational initiatives, championing change and ensuring proper adoption of technology, company policies and procedures.
- Communicate personnel issues to the Vice President and Human Resources.
- Develop training programs, facilitate, and provide ongoing support related to property management fundamentals and property management technology, including the suite of Yardi products.
Operating Standards:
- Ensure Community Managers are aligned in their efforts with the objectives toward meeting leasing and maintenance performance goals.
- Ensure Community Managers utilize leasing and maintenance team goals.
- Conduct regular audits to ensure that all office and maintenance procedures are properly adhered to, including audits of leases and office files, revenue collection procedures, cash, and expense control, etc.
- Ensure timely and accurate preparation of various weekly, monthly, quarterly, and annual reporting. Develop annual operating budgets and capital plans in conjunction with Community Managers and corporate stakeholders.
- Refine revenue and expense forecasts for each community in the portfolio.
- Closely monitor asset performance relative to budget using various weekly, monthly, quarterly and YTD reports that are available.
- Audit and monitor preventative maintenance plans to extend the life of assets.
- Ensure the appearance and physical aspects of the properties meet the Company's established standards through routine site and safety inspections and communicate concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Support Community Managers in the negotiation of costs and contracts with vendors and suppliers.
Competitive Market Position:
- Work in conjunction with Shapell's Marketing Department to develop common-sense marketing strategies for each asset with focus maximizing rental income while minimizing vacancy and delinquent rent loss.
- Ensure consistent curb appeal standards are maintained at each community.
- Ensure all customer correspondence prepared by community personnel is timely and error-free.
- Maintain a comprehensive understanding of the competitive environment, develop relationships with peers and maintain close watch on the pulse of the submarket(s).
- Succinctly communicate market conditions to the Vice President.
- Stay current with local, state, and federal regulations affecting property management and operations.
Skills and Abilities:
- Strong understanding of multifamily property management standard operating procedures, marketing principles, leasing principles and asset management practices.
- Experience in the development of training programs, facilitation, and ongoing support related to property management fundamentals and property management technology, including the suite of Yardi products.
- Ability to clearly outline, in written and spoken communication, company-wide policies and procedures and expectations related to team member performance.
- Proven leadership and management skills to include recruiting, hiring, team building, coaching and mentoring skills.
- Financial management skills including budgeting and forecasting.
- Strong interpersonal and communication skills with the ability to develop and enhance business relationships including internal stakeholder communication and management.
- Sales and marketing experience in sales training and goal setting, market analysis, marketing plan creation and implementation.
- Ability to maintain a motivating, positive work environment that holds team members accountable for their results.
